The Story

Relaxing in their private, walled, courtyard garden at Sayers Farm, the current owner of the beautiful country home admits she is proud of all that has been achieved here. Over the past five years, not only has the main property been beautifully renovated but a self-contained annexe has also been created. "We had always wanted a traditional Norfolk farmhouse and this one held a lot of potential," she recalls. "Since moving here, we have created an attached, one-bedroom annexe, with a lovely living area and kitchen, and a beautiful garden room," she explains. "This could be great for guests, extended family or as a holiday let. It has been built with great sympathy for the original building. We also have full planning permission for a new-build home, which could extend the accommodation even further or possibly be sold off as a separate property."

UNIQUE CHARACTER
Sayers Farm dates back to 1650 and is believed to be the oldest property in the village. "I have carried out research at the Norwich Archive Centre and it was once a working farm, which in the 1800s was owned by a man called Sayer," she explains. "We loved its unique history and character but were also drawn to the location. It is in a perfect spot for reaching the A11, A47 and A140 and is just five minutes from the hospital, a few minutes more from the university and 10 minutes from the city centre." She adds: "All of this is close by yet at the same time we can look out over the fields to see the wildlife and watch the birds, and we enjoy the most magnificent Norfolk skies."

SYMPATHETIC RENOVATION
The farmhouse still presents a wealth of original features, from beamed ceilings to exposed brickwork. "We have done a lot of work to it, generally refurbishing it," she says. "The addition of the annexe also allowed us to create the utility room, shower room and study. We have tried to retain as much character as possible and to keep the décor simple; using neutral colours and paint such as Annie Sloan. Even the annexe, which has a more modern feel, ties in as it features lots of oak." One special touch has been the addition of a piece of decorative pargetting, which was commissioned for the outside of the annexe. "This shows a hare, an owl and a mouse," she explains. "It was made for us and is unique."

MORNING VIEWS
The garden room in the annexe is now one of her favourite places to spend time. "It is nice to sit in there and look out over the courtyard garden." The kitchen is an inviting place to relax with all the family and the drawing room has a wonderful ambience when the wood-burner is roaring in the winter months. "Our master bedroom is also particularly lovely as it is dual aspect and we can look out over the fields early in the morning to see the deer, hares, partridges and pheasants."

WELCOMING FRIENDS
The space inside and out has made Sayers Farm a great place to welcome friends and families and to host parties. "We have had a couple of big celebrations here, including wedding receptions and birthday parties," she points out. "When our daughter was married we had a huge family gathering, with 65 guests." Everyone enjoys visiting the house and spending time exploring the countryside around it. "If someone did want to have a holiday let here it could be perfect," she says.

AMAZING PLACES
Certainly the owners themselves have taken great pleasure from the surroundings. "There are so many beauty spots and amazing places to walk in this area," she says. "At the same time we can get into Norwich easily and my husband, who works in Cambridge, can get straight on to the A11." The couple, who are now moving to be closer to family, will miss the countryside around them, as well as their beautiful home. "This has been a fantastic place to live and we are very proud of all we have achieved here," she admits. "There is still great potential for the creation of more accommodation should someone else wish to and the garden is also a blank canvas, offering so many different possibilities too."

Setting The Scene

The property is approached via two wooden gates leading down a long driveway past the area with planning permission for a two-bedroom dwelling. This is to the rear of the property where there is a two-bay, open cart lodge. With views over open fields, there is also another large outbuilding, which could be suitable for a number of uses. The nearest market town is Wymondham which has a range of local traders, two supermarkets including Waitrose, doctors surgeries and banking facilities. The town has a well thought of High School and is close to Wymondham College.

Continue on this road until you enter the village of Barford, travel past the Cock public house slowing down as the access will be found shortly after on the left hand side.
