Seller’s Comments
We spent 20 very happy years at 1a. The cottage has always had a very special, homely feel about it, something many friends and family have commented on. Geoff did much of the work on the cottage himself--exposing the original fireplace in the lounge, along with the stonework. You can imagine how wonderful that room looks decorated at Christmas! We enjoyed our tropical garden, quite a sun trap! The cottage was originally a stable over 200 years ago, and housed Donkies at one time. The centre of Paignton is a mere 5min walk away, and it takes less than 15 minutes to the beach. Paignton is great for access to Torquay and Brixham and Exeter, is a 30-40 min drive away.

Ground Floor
A covered storm porch set to a stone entrance with a solid wooden door opens into a reception hall that leads to the inner hallway, shower and bathroom. The inner hallway has a cupboard and opens through to the lounge dining room. A delightfully well presented room with historic wooden beams, exposed walls and a beautifully preserved large fireplace set to the rear wall with solid beamed mantle and window to the side. The room has further double front view with leaded light windows, wall lights and door to staircase and kitchen.
A large cottage kitchen with wooden units at eye and base level, tiled walls and surfaces with an oven set to a rendered wall and built in wine rack. A gas hob with extractor fan set to a hood above and sink over looking the rear, doors open to the front and rear garden. Halogen lights, wooden beams and ceramic tiled flooring.

First floor
The enclosed stair case leads to the landing that runs through the centre of the property and has doors leading to the principle rooms. The main bedroom has a leaded light double front aspect with a partial sea view, exposed stone window surrounds and wooden beams, double built in wardrobes with an ensuite wash room set to one corner with vanity sink unit window and wc. Bedroom two is a good sized double bedroom and has a front and rear view, with built in wardrobe, exposed stone walls and wooden latch door providing character. Bedroom three has a rear aspect with a tropical view over the garden.

Accessed from the kitchen and side gate the cottage garden is an oasis with privacy and seating area fully enclosed with large mature banana plants providing a real unique atmosphere. The gate and steps lead to the large driveway and parking area, this is more than large enough to add an additional property, garage or workshop if wanted and subject to planning and still have parking.
