Situated in the southern part of Keider Forest, the woodland at Blackaburn sits in Wark Forest. It is surrounded by forestry commission woodland and its associated infrastructure. The woodland extends to 13.15 hectares (32.50 acres) and has a continuous and good quality deer fence around its circumference. The land is split in to six different blocks. Four of the blocks are planted with varying ages of ‘Christmas trees’ ranging from 2011 to 2014 planting ages, the fifth is planted with native broadleaf saplings and the final block is currently standing as bare grassland.

The ‘Christmas trees’ that were planted in 2011 are Norway Spruce and the trees that were planted in 2012, 2013 and 2014 are a mixture of Norway Spruce and Lodgepole Pine.

Land
The land at Blackaburn is defined as Grade 5 by the ADAS Agricultural Land Classification. The land is typically wet and poor quality in terms of conventional agricultural productivity. However, its current use is well suited to these ground conditions.

English Woodland Grant Scheme
Part of the Subject Property is currently within an English Woodland Grant Scheme (EWGS) which includes the Woodland Creation Grant. This covers an area of 5.09 hectares (12.59 acres). The grant scheme was initiated on 21st March 2013 for a 5 year term and will therefore expire on 20th March 2018.

The grant scheme paid an annual sum in exchange for the planting of native broadleaves across approximately 3.00 hectares of the above area, with the residual land left bare. The vendor has received the final payment for this scheme.

Easements, Wayleaves and Rights of Way
The property is sold subject to and with the benefits of all rights of way, water drainage, water courses and other easements quasi or reputed easements and rights of adjoining owners (if any) affecting the same and all existing and proposed wayleaves and other matters registered by any competent authority subject to statue.

All mines and mineral rights, insofar as they are owned, together with the right to work the same, are included in the sale.

Access
Access is taken from the B6320 from Wark heading west towards Hetherington and then on to Blackaburn. The surrounding adjacent property is owned by the Forestry Commission including the access way between the publically adopted highway and Blackaburn.
There is a right of access over the Forestry Commission track. The access route’s function is for the extraction of surrounding timber.
