Full description

Land Ends is an exceptional property, a 25 acre small country estate with a successful self catering holiday business in a private and beautiful setting with lakes, woodland and tremendous views. The accommodation includes a three bedroom farmhouse, a nine bedroom barn conversion and four log cabins, with the potential to seek planning permission for further accommodation.

This Lakeland retreat offers a peaceful and secluded lifestyle, whilst being ideally located close to Ullswater and with national rail and road links easily available at Penrith. The nature and quality of the site is such that it offers a buyer the potential to create their own unique living and/or working environment.

The Estate
The accommodation is set within 25 acres of grounds with lakes, meadows and woodlands, offering country pursuits and being a haven for birdlife and wildlife including deer, hares and red squirrels. Two idyllic lakes are large enough for boating with the larger having a lakeside garden and seating area for relaxing and taking in the superb views of the Ullswater fells. There are further gardens surrounding the main buildings, with alfresco dining areas. A beck passes through the gardens from the woodland.

The highly desirable amenity woodland lies on the West side, with mixed mature coniferous and deciduous trees and a paddock area amongst the trees. A woodland walk has been created through areas of open pasture with mowed avenues for horse-riding and panoramic views of the Pennines. The land leads up to a public bridleway at the foot of Little Mell Fell with easy access onto the fell.

The property is approached by a 0.3 mile track from the nearest public road. The track is owned by Land Ends and provides a special element to the approach to Land Ends, leading into the residential courtyard, adjacent parking facilities and a double garage. Part way up this driveway there is an additional area of land with a dutch barn. A recently constructed timber building houses the biomass boiler, which provides heating for all the accommodation and produces an annual income of around £10,000 in Renewable Heat Initiative payments until 2032.

There is considerable future potential for the property. This is both in terms both of growing the existing business and/or developing the site further by seeking further development of the letting proposition. Financial information about the business is available to interested parties.

Note: a public footpath - reference 345005 - crosses the property.

The House
Our clients live in the three bedroom traditional Lakeland farmhouse, which is thought to date back to 1814 and has retained many character features, including exposed beams and stonework and sash windows with window seats. Overlooking a lawned garden at the front, the house is part of an attractive courtyard of traditional buildings which encompasses the large holiday lodge.

To the ground floor the kitchen with breakfast area and central island opens into a charming dining room and through to a spacious sitting room with wood-burning stove. On the first floor are three bedrooms, with two having ensuite shower rooms and there is a separate family bathroom with stylish free standing bath.

External entrances lead into utility, store, office and garage spaces offering potential to extend the farmhouse, subject to planning consent. Likewise, the adjoining barn conversion also offers scope for larger residential accommodation, if desired.

The Country Lodge
Land Ends main self catering accommodation is a country lodge barn conversion with nine ensuite bedrooms and large living and dining areas. This generous flexible accommodation also offers a number of alternative living or business possibilities, including bed and breakfast and a residential workshop/retreat venue.

The lodge has spacious entertaining rooms, including a lounge/dining room which extends over 45’ (13m) and has doors out to the gardens and woodland. There is an additional lounge, ‘reception’ area, glazed garden room and a spacious and popular dining kitchen with commercial standard cooker.

The nine ensuite bedrooms are set over two floors, including an impressive vaulted bedroom with external entrance, which is large enough for a self contained apartment.

The Cabins
Within the grounds four log cabins provide further self catering accommodation and income.

The cabins have either one or two bedrooms and each has an open plan living area with kitchen and a veranda with lovely views of the lake or woodland beck area. An existing lakeside ‘laundry’ building offers further accommodation potential.
