Fascinating Victorian rectory standing in parkland with a cottage
Blendworth is a pretty village on the southern edge of the Downs. Local shops are available just under a mile away at Horndean. The well regarded village of Rowlands Castle is also only 2.9 miles away and has most facilities and a main line station. Petersfield is 8 miles to the north and has a good range of shops including Waitrose and an alternative mainline station. The House lies within the South Downs National Park, and the surrounding countryside is crisscrossed with an extensive network of footpaths and bridleways. The A3 is approximately 1 mile away and provides good regional transport links to Petersfield, Guildford, Portsmouth, and Chichester as well as London and the M25 and also the harbours and creeks of the South Coast. There are excellent schools within the region, including Bedales, Ditcham Park and Churchers in Petersfield and PGS in Portsmouth.
The house dates from the mid 19th century and is a lovely example of a Victorian Rectory sitting in parkland grounds with the church on the southern edge which was built circa 1851 by architect Edward Habershon. Our client has carefully restored the house over the last few years and throughout the house there is are bright well proportioned rooms with very good ceiling heights as you would expect in a house of this age. Attached to the rear of the house there is a very useful 2/3 bedroom cottage. There is scope for further enhancement as the attic floor is currently in need of some modernisation and there are further loft areas that have potential for further exploitation. The house has a lovely feel with numerous period features retained internally. Externally there are attractive mellow flint and brick elevations and some Caen stonework which gives it a very pleasing look in all.
A long drive leads up to a parking area and adjacent to this is the house, cottage and next to this there is space for the double garage which there is planning permission for. The grounds are divided into a few areas, with formal gardens adjacent to the house then leading to woodland and on the southern side to a meadow beyond. Alongside the house is a sunken parterre garden with stone semi-circular steps leading to the lawns. On the eastern side of the drive there is a further large paddock which has been used by the village school, cricket games and the local church fete, the paddock and the grounds as awhole total about 5.3 acres in all.
Acreage: 5.3 Acres
From Petersfield take the A3 south towards Portsmouth. After 6 miles take the Horndean/Clanfield exit off the A3. At the T junction turn left, continue through the edge of Horndean, passing the Gale & Co old brewery tower. At the mini roundabout take the 1st exit and immediately turn left (by the hairdressers) into Blendworth Lane, follow the lane up the hill and into the village until you come to the church and just beyond the church turn left and follow the lane for about 100 yards where the entrance to Blendworth House will be found on the left hand side.
