The property is located within the Conservation Area close to the centre of the village, near the historic ruins of Old Basing House, largely destroyed by Oliver Cromwell during the English Civil War. Old Basing and is a popular village with facilities including three pubs, good schools, shops and a church. It is situated on the eastern fringes Basingstoke which offers an extensive range of leisure, recreational and educational facilities, and good commuting with a mainline railway station (within cycling distance) and access to junction 6 of the M3 within about 2 miles of the property.

Believed to date from the 1870’s, 15 Milkingpen Lane has been substantially extended. It now offers spacious and flexible accommodation offered in excellent order with the ground floor extension offering scope for a number of uses, such as a small annexe or treatment room.

On the ground floor, the front door opens to a small hall from which the staircase rises to the first floor. There is a large dual aspect sitting room with French doors opening to the rear terrace and with an attractive open fireplace. The kitchen/dining room is also well-proportioned and extensively and fully fitted and this has two windows overlooking the rear garden. The rear hall has ample storage and a door opening to the rear garden (providing a second entrance) and gives access to the family room/bedroom 4 which has an adjoining shower room, and there is also a utility room.

On the first floor, there are three bedrooms (one currently set up as a dressing room) and the family bathroom.

To the front, there is a small garden with a picket fence. To one side the gravel driveway provides parking in front of the detached brick build garage, and twin gates open on to the part pave, part gravelled terrace. The southerly rear garden is fully enclosed by a combination of fencing and mature hedging. It is very private and is level and laid primarily to lawn with a shed and some mature fruit trees.

All mains services are connected.
