Tenure: Freehold

Nestling in the heart of the picturesque Alde Valley, a Designated Special Landscape Area, and with the River Alde running through, a wonderfully secluded 26 acre estate enjoying a tranquil and tucked away setting.

Set well back from the small lane which runs through the Alde river valley, Dernford Hall sits beautifully amidst its magical gardens and grounds. The main house, with its rarely seen nap flint elevations, is Listed Grade II and understood to date from the 16th Century, with later additions. Principally timber framed, the house offers accommodation on three floors which include three principal reception rooms plus a snug, a central kitchen/breakfast room, a large study, together with an impressive climate controlled wine cellar. There are a total of 6 bedrooms on the first and second floors, together with a dressing, 6 bath/shower rooms and a large flexible use attic room. A spectacular orangery conservatory links from the house to an equally impressive indoor pool/leisure complex, with its mosaic tiled pool and galleried multi-purpose games/function room above. These are contained within barn style buildings which blend perfectly into the setting.

Outside
Adjacent to the house are a range of outbuildings which include:-

The Red Barn & Cart Lodge
A substantial brick barn providing flexible use and ample storage facilities, with a large first floor area, together with a series of ancillary service rooms, including a laundry and at home office, plus the gardener’s WC. There is a further substantial cart lodge and a range of domestic and garden stores plus a greenhouse.

The Black Barn Annexe
The black barn annexe has been converted to create a self-contained one bedroom letting barn/annexe, with a vaulted principal reception room, kitchenette and wet room shower room complete with a Turkish bath, with a minstrel’s gallery bedroom above and an area of garden to the rear.

The Barns
There is a further range of traditional open sided barns.

Gardens and Grounds
The driveway to Dernford Hall sweeps beneath the boughs of an impressive oak tree, before arriving at the house and buildings. The formal gardens are a major feature of the property and include a simply delightful sheltered walled garden to the rear, overlooked by a wide terrace. There are well-kept lawns and colourful herbaceous borders and the walls are adorned with climbing varieties. Next to this area of formal garden is an equally impressive walled kitchen garden with productive beds, a greenhouse and stores, which links back to the pool house courtyard, which is ideal for alfresco dining. Open gardens and woodland grounds surround the house and include a croquet lawn and a grass tennis court. The woodland gardens run down to the River Alde as it meanders through the property, with a bridge accessing a pair of sheltered meadows. There are further meadows to the south beyond the buildings which are bordered by the river and in all the estate extends to about 26 acres.

Location
Set well back from the village lane, with a driveway approach sweeping through parkland grounds, Dernford Hall, whilst enjoying a tucked away setting in the heart of the Alde Valley, is easily accessible to the historical market town of Framlingham (5 miles) to the west as well as Saxmundham (3 miles) to the east and Aldeburgh on the Suffolk Heritage Coast (a further 9 miles).

The A12 can be accessed at Farnham (2 miles) and links to Woodbridge, Ipswich and beyond to the country’s main road network. Currently, branch line rail services run from Saxmundham station to connect in with the mainline services from Ipswich to London’s Liverpool Street station, although we understand that shortly there will be direct services from Saxmundham through to the capital are proposed.

Directions
From Ipswich travel in a north easterly direction on the A12. After bypassing Woodbridge and Wickham Market proceed through the villages of Great Glemham, Stratford St Andrew and Farnham. Shortly after passing the narrow bend in Farnham, as you climb the hill, turn left signed to Sweffling. Follow this lane for approximately 2½ miles where the entrance to Dernford will be found on the right hand side (this is only marked by a very small name plate and is easy to miss).
