Tenure: Freehold

This most attractive residence stands proudly with stunning views over the surrounding countryside yet within good access to the A30 dual carriageway and Bodmin Moor. The property which is originally believed to be one of three cottages has a stone facade and sympathetically extended accommodation perfect for a family. A few years ago the house was extensively refurbished and today is of high quality throughout with modern bathrooms, en-suites and kitchen. To add to the appeal and saleability our client has acquired the field at the rear of the garden and keeps both sheep and horses. The spectacular views encapsulate the delightful rural location which makes Old Hay House ideal for those who want to escape yet be within a short drive of extensive village facilities.

Beyond the attractive stone, granite and slate exterior which stands under a rag slated roof lies the spacious and highly flexible accommodation. The front door opens into a sitting room which is dual aspect and has a study area under the stairs. This versatile room could be used as a formal study, dining room or an extra sitting room. It is dominated by the stone fireplace which has a slate mantle and inset a solid fuel burner. The room has part carpeted and part tiled floor and leads through into the kitchen and the large lounge/dining room. The kitchen is well equipped with a country range of units including wood effect base cupboards with wood effect worksurfaces. The kitchen has wall mounted cupboards, lit glass display cabinet's, corner shelving and a wine rack. Included in the sale is an electric Range oven which sits nicely within a fireplace recess with wood mantle and exposed stone above. There is an extractor fan above the oven. Also included in the sale are a dishwasher and a fridge/freezer. The kitchen has modern down lighting and a lovely slate floor. The large lounge/dining room is triple aspect and the lounge area again has an attractive stone fire surround with an inset solid fuel burner. Three windows in the lounge area have the best of the views over the valley and let in plenty of natural light. The dining area has double doors out to the rear garden and a door which leads out into the utility area which then has a door out to the side of the property.
On the first floor landing it is easy to see where the extension was added increasing the size of the property significantly. There are four bedrooms in total all of which are large enough to accommodate a double bed. The main bedroom is dual aspect and has the best view in the house. It has an en-suite shower room/WC with a double shower cubicle. Bedroom two is similar as it has both an en-suite and is dual aspect. Bedrooms three and four which occupy the older part of the house have fitted cupboards and sandwiched in between is the family bathroom/WC which has a matching three piece suite and a shower unit above the panelled bath. The house has plenty of character including wooden latched internal doors and deep sills. There is oil fired central heating providing warmth and external windows are UPVC double glazed. The home is efficient to run as it has many private services including drainage and water.

Externally, the property is approached from the single track public road by a concrete driveway which provides off road parking for around two cars. The layby across the road although is not owned by the house is regularly used for overflow parking if needed. There is a useful shed with double doors and power and light with an area within that houses the equipment for the private water supply. The house has attractive gardens with a major feature being the wrap around split level large decking. This decked area is a great position to sit and enjoy alfresco dining during the warmer months whilst enjoying the fantastic views over the countryside and the valley which holds Penpont Water, which is a tributary of the River Inney which eventually flows into the Tamar. The Tamar is the main river which illustrates the border between Cornwall and Devon. The garden is then elevated above the house and is mainly laid to lawn and planted with a range of shrubs and young specimen trees. The gardens are private, well enclosed and therefore perfect for those with children and pets to consider. At the top of the garden there could be an ideal place to position a summerhouse or log cabin to admire the view. One of the major advantages is that our client acquired the field immediately at the back of the garden and this now opens Old Hay House up to a wider range of buyers and in particular those who would like to keep horses, sheep or other livestock. The field is in one block of pasture, gently sloping and has at the top a mobile field shelter with loose boxes which is included in the sale.

The property is in the Parish and within a couple of miles from Altarnun which is arguably one of the most attractive villages in north Cornwall. The village has the church of St. Nonna at the centre, which is known as the "Cathedral on the Moors". The church tower is one of the tallest in the county and has the attractive watercourse of Penpont Water at its foot trickling by. Village facilities in Altarnun include a Post Office and general store, county primary school, Parish Church and at five lanes the King's Head public house has an excellent local reputation for bar food. The village hall has plenty of clubs and associations including an active indoor bowls club, local amateur dramatics, local history group as well as for the younger generation the village has a youth group and brownies. For those with outdoor interests, the rugged terrain of Bodmin Moor can be reached easily offering miles and miles of open terrain, a real haven for dog walkers, climbers, hikers and indeed horse riders.

The A30 dual carriageway which is positioned within two miles from the property runs to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Regarded as the 'Gateway to Cornwall' the market town of Launceston has a range of educational, recreational, commercial and leisure facilities, as well as a Norman castle and attractive town centre. For further communications the Cathedral City of Exeter is approximately 47 miles distance, or about an hour's drive and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 32 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
From Launceston Town Centre proceed into Western Road heading towards Pennygillam Roundabout. At the roundabout take the 1st left hand exit towards Bodmin. Proceed west bound along the A30 for approximately 7 miles passing the BP Garage at Plusha. Take the next left hand exit signposted Altarnun, Five Lanes and Trewint and follow the signposts into Five Lanes. Take a left hand turning in the centre of the village and proceed up the hill passing the Kings Head Public House on the right hand side. Continue and pass the village school on the right hand side and proceed along this unclassified road for a mile or so. As the road bears around to the left and heads downhill slightly Old Hay House will be found on the left hand side marked with a Webbers Fine and Country For Sale Board.
