2. The development hereby permitted shall be carried out in accordance with the plans listed below under the heading "Plans Referred to in Consideration of this Application".
Reason: For the avoidance of doubt and in the interests of proper planning.

3. Prior to the first occupation of the dwelling hereby approved, the section of the existing workshop to be removed, as identified on plan numbered S.E.0003 shall be demolished and removed from the site.
Reason: In the interest of the amenity of the future occupiers of the dwelling hereby approved and in accordance with the aims and intentions of paragraph 17 (bullet point 4) of the Core Planning Principles and paragraphs 56,57, 57 (bullet point 1,4 and 6) and 61 of the National Planning Policy Framework 2012, saved Policy 6A (ii) and (iii) of the Carrick District Wide Local Plan 1998 and Policies 13 and 14 of the emergency Cornwall Local Plan 2010 - 2030.

4. The domestic garage/workshop, hereby permitted, shall not be used for commercial purposes.
Reason: To enable the Local Planning Authority to retain control over development that might otherwise be inappropriate in this primarily residential location in accordance with the aims and intentions of paragraph 17 (bullet point 4) of the Core Planning Principles of the National Planning Policy Framework 2012 and policies 13 and 14 of the emergency Cornwall Local Plan 2010 - 2030.

4. The development hereby permitted shall be carried out in acordance with the plans listed below under the heading "Plans Referred to in Consideration of this Application".
