Location - Billingborough is a large village in the South Kesteven district of Lincolnshire located approximately 10 miles north of Bourne and 10 miles south of Sleaford. The village is situated upon the B1177 between Horbling to the north and Pointon to the south approximately 1 ½ miles to the south of its junction with the A52 (Holland Road).

Billingborough is a significant local centre with a range of facilities including a primary school, a doctor's surgery, shops and public houses. The site is situated on the southern side of Birthorpe Road approximately 325m to the west of its junction with Pointon Road (B1177) on the south western fringe of the village.

Description - A cleared, former school site bounded by Birthorpe Road and residential development to the north as well as a residential property at the western end of its extent onto Birthorpe Road. There is a village cemetery and agricultural land to the west, land which has been proposed for community uses to the south and further agricultural land to the east.

Site Area - Approximately 1.5 hectares (3.7 acres).

Planning - Outline planning permission for residential development with all matters reserved was granted by South Kesteven District Council (Application no. S14/1316) on 14 January 2016. The indicative scheme submitted as part of the application provided for 25 dwellings. The site is however allocated for residential development within the South Kesteven Local Plan for an indicative quantity of 35 dwellings (ref: LSCIa). A condition of the permission is that not less than 28% of the housing units are allocated as affordable housing. The permission is not subject to a section 106 agreement.

Services - We understand that mains electricity, water and drainage are available for connection to the site. Interested parties should make their own enquiries of service providers.

Tenure - Freehold with vacant possession upon completion.
