Planning

The planning application advice ref: 18/00448/PREONE 2018 (which is available to download off our website and Rightmove) would suggest there is scope for low key redevelopment of the site subject to certain criteria being met. Four possible options are:

1. Retain, refurbish and extend the existing bungalow to create a single dwelling in large grounds
2. Demolish the existing bungalow and replace with a more substantial single residence in large grounds
3. Demolish the existing bungalow and construct two new dwellings
4. Retain, refurbish and extend the existing bungalow and construct a new separate dwelling within the remaining grounds.

Melling is a Conservation Area and is a popular and conveniently placed village. There is a primary school, St Wilfrid's Church, a village hall and a vehicle repair garage. Hornby is 2 miles away and has a doctors' surgery, village shop, post office, tea room, florists and a well-regarded butcher. Head along the A683 from J34 of the M6, through the villages of Caton and Hornby and on entering Melling, just after passing the right hand turning to Wennington, take the next drive on the right, before the railway bridge, onto a private drive. Follow the drive to the end, passing Crow Trees on the right.
