Perfect for first time buyers, city-worker couples or singletons, or those after a London pied-a-terre.

St James Street station is 7 minutes on foot, getting you directly to the City [Liverpool Street] in just 20 minutes. Only 12 minutes to Blackhorse Road underground [Victoria Line] – and on into the West End within 20 minutes.

IF YOU LIVED HERE....

You'll be relaxing and entertaining in the 250 square foot open plan reception and kitchen; blonde engineered oak floor in rooms washed with light.

The beautifully designed kitchen features striking jade metro tiling splashbacks and a full
complement of appliances.

The reception and kitchen have views over open country and the peace of the place makes it hard to believe that you are so close to London’s bustling hub
The bedroom is a generous double of 140 square feet, bright and airy with pleasant views and scope for your own style of storage.

The bathroom is particularly attractive; modern fittings and classic white metro tiling around the bath/shower, vintage floor tiles and an oversized rainfall shower.

Outside, it’s just a few minutes to the heart of Walthamstow Marshes, an award-winning nature reserve perfect for evening strolls and morning jogs. Following massive investment the Walthamstow Wetlands have just opened even closer offering another uniquely tranquil place for young and old alike.

WHAT ELSE?

Walthamstow High Street starts at the top of the road at St James Street station – providing a huge choice of shops, restaurants and cafes, plus some amazing market stalls on market days.

One stop up from St James Street is Walthamstow Central, for the Empire Cinema and Walthamstow Mall

For your new local we'd recommend The Coppermill, it's a real 'Stow institution.

A WORD FROM THE OWNER ...
We took the flat on as a bit of a blank canvas, and renovated it completely to make it the smart but cosy place we've come to call home. We love that it’s light and airy with windows opening onto the wide open space of the reservoir and playing fields - in fact we've quite often had the pleasure of watching the sun set over the water from the comfort of the sofa! Moving to Walthamstow was one of the best decisions we have made so far. It’s such a vibrant and cosmopolitan place with everything we’ve ever wanted. Such an amazing variety of shops, restaurants and cafes, from St James Street at the bottom end of the famous High Street leading up its long market. We both work in the West End so the flat is about as well situated for travel as you can get. And the contrast is amazing when in summer after work we sometimes lie out in the peace of the shared garden. It's like being in the countryside. But the real treat is the marshes and now the Wetlands Centre, enjoyable all year round. We often like to cycle across the marshes to the canal down to Hackney Wick and Victoria Park in what seems like no time. Or if we feel like staying in the area, it's a short cycle up to the Village. The trouble is we need an extra room now! We are so sad to be leaving but will be staying in Walthamstow and will look back on our time in this flat as our happiest"
