Debdale Farm is well positioned in open countryside on the edge of the village of Cookley and around 3 miles north of Kidderminster. Stourbridge is around 6 miles away whilst the city of Birmingham is 18 miles to the east. Junction 4 of the M5 motorway is around 10 miles away. The property is accessed over a shared stone driveway which leads off Bridge Road.
From the centre of Cookley (Eagle and Spur Public House) continue north along Bridge Road, passing Tesco Express on your left. Continue for three tenths of a mile to the sharp bend at the bottom of the hill, where the entrance drive leading to Debdale Farm is on the left, and immediately adjacent to the sign announcing the village of Caunsall.
Description & Lotting
In total extending to just under 30 acres, the land comprises a mixture of undulating, relatively free draining pasture and woodland together with level meadows fronting the River Stour. In the east of the farm, close to the entrance drive, is a steel portal building measuring approximately 120’ x 65’, with GI side sheeting and CA/cement fibre roof (Please see Important Notice below), most recently used as an equestrian indoor arena. On the opposite side of the yard is a brick and slated single story building measuring approximately 55’ x 16’. To the south, adjacent to a river meadow, is a sand arena measuring approximately 185’ x 83’ (max, overall).
Lot 1 - comprises just under 23½ acres of pasture and woodland, all of the buildings (see Important Notice below), sand arena and frontage with the River Stour.
Lot 2 - comprises a single pasture field of 6.35 acres with long frontage with the River Stour.
Lot 1 - £160,000 -£170,000. Lot 2 - £45,000-£50,000.
