Summer Lodge is a particularly handsome detached residence which is located in a stunning position on the fringes of the village. It sits amongst its beautiful gardens and grounds which in turn are located amongst some of the county's most attractive rolling countryside over which the property has spectacular views. Summer Lodge started life as a fairly modest cottage before being considerably enlarged in the latter part of the twentieth century, which has resulted in creating the individual home of great style and character we find today.
It is of traditional construction with principally flintstone elevations under a slated roof and is a handsome building with its many different roof lines, balcony and Wisteria to the front, and Vine clad pergola to the side. The accommodation has a wealth of character features and has been the subject of a programme of improvement in more recent years, with great care and attention given to the fittings and overall finish. The accommodation is very adaptable and could provide 5/6 bedrooms in the main house (plus additional in the outbuildings). Properties such as Summer Lodge offer a great deal of flexibility and will have wide appeal to those looking for a large family house, extended families or those looking for income potential.
The Linhay & The Music Room.
Summer Lodge also benefits from The Linhay, a stunning detached log cabin which makes an ideal self-contained unit with a large bed/sitting room and an en-suite shower room. There is also The Music Room which is an attractive detached stone suite comprising a bed/sitting room and a shower room with power shower. This used to be a recording studio and has planning permission to extend to create a kitchen, turning this into a superb cottage.
Gardens & Grounds.
Summer Lodge is approached over a driveway which leads to a gravelled parking area, adjacent to which is the substantial detached garage building. The driveway continues to a small yard which can also accessed via another pillared entrance a little further up the lane. Next to this yard is a detached timber stable block which comprises three stables and a hay store.
Summer Lodge sits in beautiful gardens which are in the main lawned, with mature and well established boundaries. There are several terraces and two ponds and they rise up to a further area of lawn and the hard surface tennis court. Beyond this is the paddock and the gardens and grounds take advantage of some stunning views over the neighbouring farmland to the hills in the distance. In total the gardens and grounds extend to about two acres.
Summer Lodge is situated in an Area of Outstanding Natural Beauty in a semi-rural location in the much sought after community village of Dalwood. The village is about 1 mile away and offers a range of amenities including the popular Tuckers Arms public house, ancient Church of St Peter's, village hall and community run shop and post office.
Dalwood lies approximately midway between the market towns of Honiton and Axminster. Both towns offer a wide range of amenities such as schools, banks, supermarkets, sporting facilities etc, as well as many independent shops and galleries. They both also have main line rail links to London (Waterloo).
The beautiful World Heritage Jurassic Coastline at Lyme Bay is a short drive away with the town of Lyme Regis being about 9 miles distant. Lyme Regis has a famous harbour including The Cobb and a very good range of independent shops and eateries which include The Oyster and Fish House, owned by the renowned chef Mark Hix.
Colyton Grammar School, one of England's top mixed state schools, is situated about 6 miles south. The Cathedral City of Exeter is about 25 miles to the west with excellent shopping facilities, main line rail link to London (Waterloo and express link to Paddington), M5 access and international airport.
From Honiton, take the A35 in a easterly direction towards Axminster and follow this road for about 2.5 miles, through the village of Wilmington. After leaving the village turn left (immediately after passing over a bridge) signposted Dalwood. Follow this lane to the top of the hill and go straight over at the crossroads. Continue to the next crossroads, turning left signposted Ham, and Summer Lodge will be found after about half a mile on your left hand side.
