DIRECTIONS On entering the village of Ringmore, follow the road around the corner towards Challaborough. On reaching the next right hand sharp bend, bear left into Cockle Lane. Proceed along this lane for about 20 yards and bear left onto an existing track, at the end of which there is a gateway into the land.

SITUATION The land is situated on the south side of the village of Ringmore, in the South Hams area of South Devon. The nearest town of Modbury is about 5 miles away, the larger town of Kingsbridge some 9 miles distant and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 15 miles to the north. 

DESCRIPTION The extent of the land being offered for sale is as approximately outlined in red on the site plan.

In the past the land has been used for equestrian/general recreational/amenity purposes and recently, a planning application was submitted for 10 dwellings (50% affordable homes) to be built on this site, but this has now been refused (full details can be found on South Hams District Council's planning portal website, application reference number 0669/17).

We understand that this refusal can be challenged by appeal and there may therefore be an opportunity to overturn the refusal decision.

Access to the land may be gained off Cockle Lane, through a field gate, this being a right of way only.

There is a range of stables and some general purpose outbuildings in the south-east corner of the land.

In the event that the land is developed for residential use, there is a legal right of way over the hatched area (see plan) on the adjoining land, in third party ownership, but see "uplift clause". 

SERVICES There are currently no services connected to the land, however mains electric and drainage is available nearby for connection (subject to the appropriate utilities' rules and regulations). 

WATER SUPPLY There is no mains water supply connected to the land. 

RIGHTS OF WAY There are no public rights of way across the land. 

SPORTING AND MINERAL RIGHTS The sporting and mineral rights are all in hand and included in the sale of the land as far as are known. 

UPLIFT CLAUSE In the event that planning consent is gained for change of use to residential, and the new owner wishes to gain access to the land for this purpose over the hatched area of the neighbouring property, then an uplift clause will apply.
