A superb modern residence of great character tucked away on the country outskirts of the village in stunning, well-established grounds of about 2.4 acres.
Red Chimneys is a particularly handsome detached residence which sits at the head of a long driveway, well off the small country lane, within grounds that offer a great deal of seclusion and quietude. Much of the adjoining countryside is owned by Clinton Devon Estates and is organically managed, with both the property and gardens taking advantage of some stunning views over the farmland to the hills in the distance.
Red Chimneys was built in the 1950's in the farmhouse style and we understand is of rendered and cavity wall construction, under a thatched roof, which was re-ridged in 2015. Being a more recent interpretation of a period building, it has a great deal of character and many interior features, yet has the conveniences of modern day living, and is far more efficient and requires less maintenance than its ancient counterparts. There are Gothic influences to the interior, with arched doorways, and this ties in with the 'Cottage Orne' style for which Sidmouth is famed.
It has beautifully presented accommodation which has been the subject of a comprehensive and high quality programme of improvement in recent years. This has included the re-modelling of the kitchen, which is now a magnificent room which was designed and installed by Ashgrove Kitchens and has bespoke, painted units under Oak and Corian work surfaces. It also features an electric Aga Total Control with concealed ceiling extractors, wine fridge, Karndean flooring and underfloor heating. The drawing room is also worthy of note which has an elaborate brick fireplace with a gas fire, bay window with views over the gardens, door to the terrace and brick arched alcove.
Red Chimneys benefits from four bedrooms to the first floor, the principal of which is a triple aspect room with an attractive brick fireplace and a recently installed en-suite shower room. The guest bedroom also has an en-suite shower room and there is both a family bathroom and a cloakroom.
Within the grounds is a recently converted detached studio building (previously garaging) which is currently used as a workshop/home office. This benefits from a great reception room which has bi-folding doors to one wall, with views across the gardens. There is also attic storage, a cloakroom which is accessed from the outside and it is alarmed with CCTV. This building has a great number of potential uses and would be ideal for a hobbies room, studio, home office or to provide overflow accommodation.
Gardens & Grounds.
Red Chimneys is approached from Shepherds Lane through wrought iron gates, and has a right of way, passing a neighbouring property, to the private pillared and gated entranceway. This driveway has been recently resurfaced (resin bound with brick edging) and sweeps down to the property, passing a brick paviered parking area and the studio. Interestingly, there are several refurbished lamposts which were originally the gas lamps from Exmouth Seafront.
The formal gardens principally lie to the south and have a huge amount of maturity, offering great privacy, yet with an open aspect and some stunning far-reaching views to the north. They are laid to large areas of level lawn which are interspersed with a great variety of trees and well-established borders. To the front of the house is a paved terrace with a small pond and there is also a second terrace to the east with a hot tub and summer house. Within the garden is an enclosed meditation area which has been planted to reflect the mood of three Tibetan deities.
To the east is a paddock/orchard of about 1.2 acres and this has vehicular access via a second driveway. It is planted with a number of fruit trees and incorporates a productive kitchen garden with vegetable beds, soft fruit cage, large insulated workshop with a wood burner and greenhouse. There is also a composting area with two timber sheds and a wildlife pond. Surrounding the paddock is a 7.25" passenger railway line, complete with engines and coaches, which could be purchased by separate negotiation.
In total the gardens and grounds extend to about 2.4 acres.
Red Chimneys is situated on the outskirts of the village of Colaton Raleigh and nestles in some of East Devon's most attractive countryside between the Regency coastal towns of Sidmouth and Budleigh Salterton. Colaton Raleigh has a small but active village community and has the Otter Inn public house, shop and pretty church of St John the Baptist. It lies approximately 4½ miles inland from the coast which is a World Heritage site known as the Jurassic Coast. There are fabulous country and coastal walks in the near vicinity, which include a very scenic route along the River Otter (from Otterton Mill to Budleigh Salterton), and the South West Coastal Path which stretches the whole of the East Devon coastline and from which beautiful views can be gained over the dramatic cliffs.
Budleigh Salterton is some 4 miles to the south and is a very popular seaside resort with wide pebble beach and genteel air. It has an attractive range of independent shops and eateries and hosts a wealth of literary and musical events. The popular town of Sidmouth is about 6 miles away and besides a range of independent shops and boutiques, has its own theatre, cinema, swimming pool and a cricket pitch overlooking the sea. The vibrant university city of Exeter is some 13 miles away and has excellent shopping centre, theatres, cinemas, mainline rail link to London (Waterloo and Paddington), international airport and M5 access.
From the A3052 coastal road, heading in a westerly direction, turn left at the mini roundabout in Newton Poppleford onto the B3178 signposted Colaton Raleigh and Budleigh Salterton. Proceed for about 1 mile, turning left (by a green triangle) signposted Dotton, and then immediately right signposted Otter Farm. Follow this lane for about half a mile, where the driveway to Red Chimneys will be found on your left hand side.
