SITUATION Venn Barns are situated about 3 miles to the west of the harbour town of Dartmouth, on the south side of the road between Dartmouth and Totnes Cross filling station. The town of Totnes is about 10 miles to the north, the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 14 miles distant and the town of Kingsbridge about 10 miles to the west.

The charming market town of Dartmouth is one of the country's most attractive waterside towns, located in the heart of the much sought-after area of the South Hams. Dartmouth is particularly well known as a sailing centre with its excellent facilities consisting of deep water moorings, three marinas and a number of boat yards, with the Dartmouth Royal Regatta being a highlight of the racing calendar.

As well as the variety of marine bases facilities Dartmouth has an assortment of restaurant, local pubs, boutique shops and galleries. Surrounding the town are some of the most beautiful beaches in the area and coastal walks along the South Devon coast path and access to the delightful South Hams countryside. There are several excellent golf courses within easy reach and railway links to London, Paddington, can be made locally at Totnes.

DESCRIPTION Venn Barns comprise a range of traditional and one modern farm building, which have been granted full planning consent for conversion into four residential units extending to a total of approximately 5,100 square feet (473.95 square metres).

The full extent of the site is as approximately outlined in red on the site plan, extending to about 2.08 acres (0.84 hectares), in all.

Occupying a south facing position and with no immediate neighbours, this represents a rare opportunity to create four desirable permanent, or holiday homes. Equally it offers a multi-generational living opportunity, with a good amount of outside space, or could be a single "Grand Designs" project.

Brief details of the permissions are as follows, although full details of the consents can be seen on South Hams District Council's website, planning portal :-

TRADITIONAL STONE BARNS Planning consent was granted on 28 May 2008 (application number 51/1771/07/F) for the conversion and change of use of the barns to three permanent residential dwellings and erection of attached garaging. Subsequent to this, an application for discharge of the conditions for planning consent 51/1771/07/F was granted by South Hams District Council on 12 April 2011, this having therefore kept the planning alive.

By reference to copies of the proposed floor layout plans in the brochure, the proposed accommodation for each of the three dwellings is as follows:-

DWELLING 1 (approximate gross internal floor area: 147 square metres - 1,582 square feet)

Ground Floor 2 Bedrooms
2 Bathrooms
Study/Potential 3rd Bedroom

First Floor Kitchen/Breakfast Room
Lounge/Dining Room

DWELLING 2 (approximate gross internal floor area: 122.9 square metres - 1,322 square feet)

Ground Floor 3 Bedrooms
2 Bathrooms
Study/Potential 4th Bedroom

First Floor Open Plan Kitchen/Living/Dining Area

DWELLING 3 (approximate gross internal floor area: 95 square metres - 1,022 square feet)

Ground Floor 2 Bedrooms
2 Bathrooms
Study/Potential 3rd Bedroom

First Floor Kitchen/Dining Room
Living Room

OUTSIDE On the south side of the barns, there is a proposed garden/outside space with parking allocated on the west side of the range.

DWELLING 4 (approximate gross internal floor area: 109.10 square metres - 1,174.2 square feet)

Attached to the eastern elevation of the stone barns is an existing modern farm building, which previously under application number 51/1771/07/F had been granted permission to be used as garaging.

This modern farm building has now since been granted planning consent (application number 1794/17/PDM) on 17 July 2017 for change of use from an agricultural building to a dwelling house (Class C3) and for associated operation development.

Again, by reference to the proposed plans that have been approved by the local planning authority, the proposed accommodation for this single storey dwelling is as follows:-

4 Bedrooms
2 Bathrooms
Open Plan Kitchen/Living/Dining Room Area

OUTSIDE A domestic curtilage area, equivalent to the floor area of this barn, on the north-west, north-east and south-east sides, as garden and patio area.

GARAGING Planning consent was granted on 25 July 2018 (application number 0646/18/FUL) for the provision of residential curtilage and garages to serve the 4 barns .

SERVICES Mains electric (single phase) is already connected to the barns, although this may need to be upgraded in order to supply 4 separate supplies, one for each dwelling.

A private well water supply is within the site and is approximately identified by a blue circle on the site plan, and is available for use by the barns and will not be shared with any of the retained land surrounding the site.

PUBLIC RIGHTS OF WAY There are no public rights of way across the property to be sold.

SPORTING RIGHTS The sporting rights will be retained by the seller.

FENCING By reference to the site plan, the buyer will be required to erect within 3 months following legal completion, a standard agricultural stock-proof fence between points A, B and C, this fence to be owned and maintained by the buyer thereafter.
