Sandspoint is a wonderful house located in the picturesque village of Findhorn on the Moray Coast. The county of Moray is famous for its mild climate, has a beautiful and varied countryside with a coastline of rich agricultural land, prosperous fishing villages and wide, open beaches, none more spectacular than the 8 mile long sandy beach between Findhorn and Burghead to the east. The upland areas to the south of the County are sparsely populated and provide dramatic scenery, some of which forms part of the Cairngorm National Park. This unspoilt landscape provides a wide range of leisure and sporting opportunities including fishing on the world famous Findhorn and Spey rivers, skiing at The Lecht and Cairngorm range, sailing and walking. Nearby is the coastal town of Nairn (about 15 miles) with its two championship links golf courses, while the Castle Stuart Golf Links is only 27 miles away. The Culbin Forest, a short drive away (or short boat journey across the bay) with its marked walks and cycle trails, offers excellent opportunities for a wide range of outdoor pursuits.

Findhorn with its sheltered bay providing excellent sailing and water sports is one of Scotland’s most desirable coastal villages. The village is home to the Royal Findhorn Yacht Club and has good basic amenities with a local shop / Post Office, cafes and highly regarded Inns. The world famous Findhorn Community, an eco village and popular retreat is located on the outskirts of the village. There is currently a regular bus service to Forres (about 5 miles) which provides a comprehensive range of shops and amenities whilst the surrounding area offers some excellent hotels, restaurants and historic local attractions including the Forres Golf Club designed by James Bryce. Schooling up to secondary level, including a Steiner School is available in Forres and also at Gordonstoun Independent School, about 12 miles away. Primary schooling is in Kinloss about 3 miles away. Inverness (about 32 miles) has all the facilities of a modern city including its airport (about 24 miles) which offers regular flights to the south and summer flights to many European destinations.

Lot 1 - Sandspoint is an impressive family home located in a highly desirable edge of village location in Findhorn. The house sits in extensive private grounds, a rarity for Findhorn, and yet is in close proximity to the centre of the village, dunes, bay and beach. This most attractive property is constructed of stone under a flat felt roof, with spacious and well appointed accommodation provided over two storeys.

On the ground floor, the front door opens into a vestibule with a stunning tiled floor. The hallway has a tall ceiling and stairs to the first floor. To the left is the impressive kitchen/dining room which is bright and airy with a number of fine features including cornicing, a fireplace, an exposed pine floor and a deep bay window. The kitchen has fitted timber wall and floor units with granite worktops and integrated appliances including an oven, grill, microwave, fridge freezer and dishwasher. Opposite the kitchen/dining room is the sitting room which also benefits from an open fire and a bay window. Adjacent to the sitting room is a music room/6th bedroom which is also of a generous size and being double aspect, another light and airy room. A shower room and a utility room with built in storage cupboards complete the ground floor accommodation. The split staircase accesses the fifth bedroom and on to a good sized landing which leads to four bedrooms, all of which are generously sized, have open fireplaces with the master bedroom having an en suite shower room. The north facing rooms in particular enjoy stunning views over the dunes and out towards the Moray Firth. Also on the first floor is a family bathroom and a separate W.C.. From the first floor landing a further staircase provides access to the flat roof. This is a wonderful place to sit and take in the spectacular panoramic views including the village, Findhorn Bay to the west, the dunes and Moray Firth to the north and Burghead some 8 miles to the east. The property is double glazed and heated using oil fired central heating.

Outside, the house sits centrally within a garden of about half an acre, an exceptional size for Findhorn. It is enclosed by a low brick wall and a mature hedge and mainly is laid to lawn. A timber and tin built garage and workshop provides excellent storage space together with various timber garden stores. There is ample off street parking for several vehicles on a private driveway.

Lot 2 - To the north of the house, between the garden and a tarmac track (North Shore Road) is an area of amenity ground populated by dune grasses, broom and whinns. Extending to about 0.37 of an acre, the area is a haven for wildlife and subject to obtaining all necessary consents, has scope for development.
