The Coach House occupies a lovely woodland setting within the grounds of Hinderton Hall, close to the market town of Neston on the Wirral Peninsula. Formerly a coach house to the Hall, the property (and indeed the Hall) was designed by Alfred Waterhouse, a well-known architect who designed the Natural History Museum in London, The Lime Street buildings in Liverpool and Eaton Hall for the first Duke of Westminster. The property was subsequently converted to office accommodation but more recently has been unoccupied until it was sold away from the Hall in early 2017. Since then The Coach House has been subject to a comprehensive and sympathetic scheme of renovation by developers Kartre Ltd who have created a superb country property ideally suited to family living but also for variety of other buyer profiles.
Constructed of stone and brick under a slate roof The Coach House is fully deserving of its Grade II Listing having impressive front and rear facades and an abundance of character including high ceilings, some exposed timbers and sandstone walls, some arched and porthole windows with stone sills and headers, stone quoins and a turned staircase with high vaulted stairwell, whilst benefits from modern building techniques and the use of high quality materials throughout including insulation, piped under floor heating to the ground floor, pressurized gas fired heating and water system, high spec bespoke kitchen and bathroom fittings and floor coverings to include quality tiling, carpets and engineered oak. The property is also wired for free view, satellite television and Cat 5 networking.
The accommodation is arranged over two floors and well proportioned, including formal reception rooms, a superb kitchen with seating and dining areas for everyday living and informal entertaining, and five bedrooms. The front door opens to a spacious entrance hall with distinctive floor tiles and plenty of natural light with large picture window and interesting arched detail together with a turned staircase rising to a high vaulted ceiling and galleried landing. At one end of the hall is the lounge with space for feature living flame gas fire or woodburner, and picture window overlooking the courtyard, to the side of which is the media room which is wired for surround sound and with tv/projector options, and the fifth bedroom/playroom. On the other side of the hall is a utility room with plenty of space for washing machine and tumble dryer as well as additional storage, sink with drainer and granite work surfaces. Beyond is the kitchen, a fantastic room with bespoke grey Shaker style units incorporating cupboards and drawers, granite work tops and peninsula with seating, above which are pendant lights. There is a pearl ashes Aga and integrated appliances to include dishwasher, oven and grill, microwave, wine fridge and tall fridge and freezer. There are twin windows overlooking the courtyard and integral hidden door from the kitchen to the dining room. The kitchen is open plan to the family room which has seating and dining areas, vaulted ceiling with painted exposed trusses, fully framed picture window seat and sliding doors opening to the rear garden as well as double doors opening into a formal dining room, the entire area providing a fantastic everyday living space and for more formal occasions.
A corridor with exposed sandstone wall serves the far end of the house off which comprises a useful study and wet room together with boot and plant rooms next to the back door which provides access to the side of the house and the car port.
At first floor level the accommodation is as comprehensive with four bedrooms and 3 bath/shower rooms, 2 of which are en-suite. The master suite is a particularly impressive room with large double bedroom, en-suite bathroom and a spiral staircase rising from the bedroom to a mezzanine dressing room with glazed balcony. The remainder of the bedrooms offer a blend of high ceilings and some with exposed timbers, and all have a pleasant outlook over the property’s grounds and adjoining woodland and grounds to the Hinderton Hall Estate. The bathrooms feature tiled floors and part tiled walls throughout.
The Coach House occupies an extremely private and peaceful setting within the Hinderton Hall Estate, accessed via a long drive and with a lovely aspect across adjoining fields and woodland. Indeed the immediate surroundings are impressive and home to all sorts of wildlife, and helps to create the blend of an established mature environment with the quality of a recently renovated building. Neston and the popular village of Willaston are both within 2 miles of the property and provide local services for everyday needs with shops, supermarkets, pubs, restaurants, doctors and dentist surgeries, as well as high street banks. Chester and Liverpool are both about 10 miles away which offer a wide range of shopping, schooling and leisure facilities.
On the recreational front there is a wide selection of sporting facilities nearby including the well-known Neston Cricket Club which also offers tennis and hockey, rugby club at Clatterbridge and several golf courses locally including Royal Liverpool and Heswall. Schooling is well catered for with primary schools in Neston, Willaston, Thornton Hough and Heswall and a choice of both state and private secondary schools nearby including West Kirby Grammar, Caldy Grammar, Birkenhead and The King’s and Queen’s Schools in Chester.
Despite the property’s semi-rural location it benefits from excellent road communications with the A540 Parkgate Road providing fast access to Chester and the M56 motorway. Liverpool and Chester are both within easy commuting distance as is Manchester via the M56. For travel further afield there is a 2 hour inter-city rail service from Chester to London Euston via Crewe with a link from Hooton, and there are international airports at both Liverpool and Manchester.
The property is approached via a tarmacadamed drive through woodland and a wide gated entrance with impressive stone pillars to an enclosed brick paved courtyard parking area beneath the south east front. To the side of the building is an open fronted oak framed car port (measurements) served with light and power and attached secure store. The gardens are accessed via a path along either side of the building and directly from the kitchen/family room. The area is laid to lawn with, across the width of the building, a York stone flagged terrace and is surrounded by galvanised iron estate fencing and planting.
To reach the property from Chester travel in a north westerly direction along the A540 Parkgate Road for approximately 9.5 miles to the crossroads with traffic lights on the edge of Neston, next to which is the Hinderton Arms Public House. Continue straight over and the entrance for The Hinderton Hall Estate including The Coach House will be seen on the right hand side. Continue along the drive, which is initially shared, bearing left at a fork, and continue for a further 100 yards or so passing The Coach House on the left. Bear around to the left and the entrance for The Coach House will be found on the left hand side.
