Stunningly renovated, revamped, reinvigorated, refurbished! This Grade II listed home has been transported into the 21st Century.

This riverside lifestyle, often sought after, and rarely available is on offer today. Situated on the level, within easy walk of the town centre, with its own integral garage, large enough for a 4x4 and boat, the new owner will be able to take advantage of all Dartmouth's amenities. Across the road Coronation Park offers space to kick a ball without the responsibility of maintenance.

This is the home that people dream of moving to Dartmouth for, whether as a holiday or permanent home. It just sparkles from top to toe and incorporates all the technology the discerning buyer expects today. Behind the deceptively modest entrance, a workshop and flat have been transformed in to 2000 sq ft of light and airy accommodation. Currently configured as 3 bedrooms, all with their own en suites, a vaulted first floor open plan living room with mezzanine leading to the roof terrace, and a study/cinema room is the icing on the cake. It may be a cliche, but this property has to be viewed internally to be appreciated.

ENTRANCE HALL - A glass double glazed door leads through to the ENTRANCE HALL which is bathed in natural light from above. This is a spacious area which is ideal to meet and greet family and friends. The built in media system for the cinema room on the 1st Floor is located here in the under stairs cupboard. UTILITY ROOM with a Bosch washing machine, tumble dryer, inset sink and storage is located immediately to the right.

The Entrance Hall leads on to 2 generously proportioned double bedrooms. Both have en-suites with underfloor heating. One en-suite has a bath and the other a shower.

Stairs rise elegantly to the first floor landing. This is a light and airy space which gives access to the living area, cinema room and master bedroom.

CINEMA ROOM - This is the room to curl up in when the weather prohibits fun on the river. All at the touch of your fingertips use just one remote control, and the room is transformed in to darkness with the aid of an electric blind over the skylight, the screen is lowered from the ceiling in front of the window. It has almost everything except the popcorn.

The bright and generously proportioned MASTER BEDROOM is located beyond the Cinema Room and has a white full en-suite bathroom with double shower with rainfall shower head, wc, basin with vanity unit and LED lit bathroom cabinet above.

The architect has made excellent use of the dimensions and has combined the kitchen, dining and living areas to create a vibrant and exciting space that will be heart of the house. The vaulted ceiling and clever use of light makes it bright and airy with views of the river from the bay window. The kitchen units are unobtrusive; all fitted along one wall offering clever storage behind soft close wall mounted cupboards which extend to the stairs. Under the Corian worktop are a range of soft close draw units at floor level. Fitted NEFF matching goods include a full size dishwasher, electric oven, microwave oven , induction hob with extraction and fridge freezer.

Stairs ascend from the living area to the mezzanine on the second floor. The mezzanine floor is the summer lounge of the house with bi-fold doors that open on to the sun deck. This wonderful roof terrace is surrounded by polished stainless steel balustrades and opaque glass. There is a hidden storage area for that mini fridge or wine cooler? This is the space that friends and family will gravitate to for that summer entertaining with views over the river and park. There is an outside tap and electrical supply.

GARAGE is big enough for 1 car and the kayak and Jet Ski or possibly 2 small cars. The integral garage is secured by an electric garage door. Just drive on up and push the remote control and you are home. There is no stress here searching for that elusive Dartmouth car park!

Developers Comments
With a wonderful location, the potential of this riverside property dating from the 18th Century was clear from first sight. In 2015 it consisted of a ground floor workshop with a run-down flat above. There was no connection between the floors and the entire building was dilapidated. Its Grade 2 listing meant that detailed consultation with South Hams Listed Building Officers was required to develop a plan which would maximise the use of space and the enjoyment of its location whilst respecting it's historical importance. The build began in 2016 by stripping out the interior to leave a carcass. This has enabled the resulting property to be fitted out to contemporary standards and consequently it should require very little maintenance in the near to medium term. It has been a long project but one of which we are proud .
