Tenure: Freehold

Loriks was constructed in the late 1990's by the current owners, who had previously lived at the adjacent property.

The property is positioned approximately ½ mile north of the centre of the village of Elmswell in a semi rural location, with an attractive outlook at the rear over an open field.

The property is constructed of conventional cavity wall construction with facing brick elevations under a tiled roof, and has the benefit of UPVC sealed unit windows installed all round.

All the rooms within the property are generously proportioned, and include an attractive reception hall with hardwood staircase off to first floor, a 25' sitting room which opens into conservatory, and a large dining room which also looks over the rear garden.

The kitchen/breakfast room is extensively fitted out with oak fronted wall cupboards and base units and includes a built in eye level oven together with gas hob and plumbing for dishwasher. There is also an integrated fridge.

There are currently 2 studies on the ground floor, but one was intended as a fourth bedroom at the time of design. The first floor accommodation includes 3 generous double bedrooms, with a master bedroom which is 17' long without the inclusion of built in wardrobes, and also has an adjacent walk in dressing room and en suite bathroom.

The property which was constructed to a high specification is considered to offer elegant accommodation with some traditional features including an open fire with brick surround and wood burner.

Outside The property is set back and largely screened from the roadway, and is accessed by a gravel driveway, which leads to a spacious parking and turning area, and also an attached double garage.

The grounds of the property include some well maintained flower borders together with an extensive lawn area, and the boundaries of the rear garden have the benefit of some tree planting which is now starting to mature. The overall plot amounts to approximately 1 acre or thereabouts.

Location The property is located on the north side of the mid Suffolk village of Elmswell, on the east side of the Ashfield Road and approximately 300 yards from the edge of the main village.

Elmswell is a well served village which offers a good range of locality amenities which include a Co-op store, a branch rail station (Cambridge to Ipswich line), primary school, library, vets, post office, takeaway and public houses.

Further facilities can be found in the nearby historic market towns of Bury St Edmunds and Stowmarket. Bury St Edmunds is particularly popular is a local shopping centre and has a number of amenities such as the cathedral and associated Abbey Gardens, and the Theatre Royal.

The small town of Stowmarket is approximately 6 miles to the east, and offers a regular commuter service to London Liverpool Street. The A14 trunk route provides good road links across the county, and also provides good access to the city of Cambridge which is approximately 30 miles to the west.

Services All main services are understood to be connected. Central heating is provided by a gas fired boiler serving radiators.

Local Authority Mid Suffolk District Council - Band F

Directions From Stowmarket or Bury St Edmunds proceed along the A14 to Junction 47 which is signposted into Elmswell. At the edge of the village Station Road becomes Ashfield Road and continuing on for a further 300 yards or thereabouts you will find the driveway to Loriks on the right hand side, identified by a Lacy Scott & Knight 'For Sale' Board
