Description

Folly Cottage is a charming detached period property which is Grade II Listed and located in the Conservation Area of Penton Mewsey, constructed of cob and stone under a tiled roof.

Location

Penton Mewsey is a charming village located 2 miles north-west of Andover. The village has a 14th century church, plus a cricket club, village hall and tennis courts, and The White Hart Village pub. There are good local schools, including a primary school in Hatherden and preparatory and secondary schools, Farleigh and Rookwood. The nearby village of Weyhill has a restaurant, and garage/shop and the extensive farm shop/garden centre of Rosebourne is also there. A wider range of amenities can be found at Andover, with a train station (to London Waterloo) and the cathedral cities of Winchester and Salisbury are easily accessible.

Description

The accommodation is arranged mainly over two floors and offers numerous period features, combines to give and spacious accommodation. The cottage dates originally from the 1700s, and we believe the property has been well maintained by the current owners, who have owned the house for over 20 years.

There is a well fitted custom built pine kitchen/breakfast room, which forms the heart of the home, with an Aga and plenty of space for a dining table. The spacious dining room, has a feature inglenook, and in turn leads into a pretty double aspect sitting room with an open fireplace. A cloakroom and study complete the ground floor accommodation. Views across the gardens are available from both reception rooms and the kitchen. There is an additional detached home office located from the kitchen door. There is also a vaulted cellar. On the first floor are 3 double bedrooms and 2 family bathrooms, and the 4th bedroom is on the second floor.

Outside
Folly Cottage is south-facing and sits in 0.42 of an acre of beautiful gardens, which are approached through double 5-bar wooden gates opening onto a large gravelled parking area, which can accommodate several vehicles. Situated to the right, there is an attractive 2-bay open barn style car port and single garage, with a workshop and log store adjoining. The gardens are mainly laid to lawn, and interspersed with numerous raised beds, and steps leading up to a top lawn, which is enclosed by post and rail fencing, with a pleasant open outlook across a paddock beyond. The generous sized paved patio area provides a perfect setting for outside entertaining. Throughout the garden there are a variety of mature trees and shrubs, which create a very pleasant outdoor space and offers a good level of privacy.
