Situation - Loxbeare is a popular and much sought after rural village approximately 4 miles to the north of the market town of Tiverton. It has a village church and an active community.
Tiverton is an historic market town and has a wealth of amenities including both private and state schooling, many shops, banks and building societies, supermarkets, hospital, sports centre with swimming pool and an 18-hole golf course. Blundell's independent school offers discounts for local pupils. The larger town of Taunton and the cathedral city of Exeter offer more leading department stores, sixth form colleges and Exeter University.
Junction 27 of the M5 lies 8 miles to the east of Tiverton, alongside lies Tiverton Parkway Station with fast trains to London Paddington. Exmoor National Park and the renowned North Devon coast with its sandy beaches are easily accessible.

Description - This attached barn is Grade II Listed and has been skilfully converted to create a spacious and comfortable home, with many period and character features restored, including vaulted ceilings and exposed roof trusses. There are fine far reaching views across the adjoining rolling countryside.

Accommodation - Stonehaven is approached through a large entrance door, with side and high glass panels, into the impressive and spacious entrance hall with galleried landing and vaulted ceiling, giving access to all the principal rooms of the house and stairs to the first floor.
The large kitchen/breakfast room offers an extensive range of cupboards and drawers with granite work surface over and a four oven oil fired AGA as well as a hob and oven. There are two further reception rooms. The formal sitting room has exposed timbers, a central brick fireplace housing a Villager woodburner upon a brick hearth and door leading to the terrace. Beyond is a large family room or a further bedroom (currently being used as a home cinema) with a door leading to the garden.
The ground floor is supported by some excellent service rooms; the boot room has a door to the courtyard with two further doors leading to the cloakroom and utility room, offering further storage, sink and plumbing for washing machine.
The first floor comprises four double bedrooms and the family bathroom, which is beautifully fitted. The master bedroom has an en-suite bathroom, including a double-ended roll top bath, separate shower cubicle, which is fully tiled, with large headed shower, pedestal wash hand basin and low level WC. Two further bedrooms also offer en-suite bathrooms, again, both very well presented.

Outside - The property is approached over a privately owned, shared driveway. The property is arranged around a courtyard with two other barn conversions, however, maintains a good level of privacy within the property and the outside space. To the side of the property is a parking area, beside which is a carport where the property is allocated two bays. At the rear of the property is the garden. The immediate section outside the barn is laid to a patio with a gravelled area, a feature pond and some shrub and flower beds. Beyond this is a large area of lawn. NB this area is used as garden but is still designated as paddock.

Viewing - Strictly by appointment through the agents, Stags, on 01884 235705.

Directions - From junction 27 of the M5 Motorway take the A361 North Devon Link Road. Proceed for about 7 miles, ignoring the first exit to Tiverton and at the roundabout turn left (1st exit). Continue straight across the next small roundabout passing the Petroc College and then turn right (3rd exit) at the following roundabout by the sports centre. Continue past Morrisons supermarket (mini roundabout), over the river Exe, and turn right (2nd exit) at the small roundabout into Rackenford Road. Proceed for about 3.6 miles out of Tiverton and through Calverleigh towards Loxbeare. Beside the garage turn right signposted Loxbeare and proceed to the village. Before rising up into the village, on the left hand bend turn right into Loxbeare Barton. Proceed down the driveway bearing to your left in front of the farm and continue to the end, where Stonehaven will be found immediately in front of you.
