Clarks Court is a very smart complex of retirement apartments, built by McCarthy & Stone in 2006, set right in the centre of Cullompton.
The concept is perfect as it allows one to live in your own apartment and enjoy your own privacy and independence, yet at the same time be within the safety net of a very secure development, with the comfort of knowing that there is a house manager and alarm call system in place.
Although enjoying the independence and privacy of one's own apartment, there is also a very active residents association, with a lovely large residents lounge and numerous activities and trips for those who wish to get involved.
The complex is approached through an archway off the main street and lies within its own lovely gardens, complete with pond. The gardens and grounds are very secure with access through gates with direct intercom access to the individual apartments.
The majority of the apartments within the complex are one bedroomed, but there were four large two bedroomed apartments built, of which this is one, and which probably enjoys the best position of all, facing south and being on the ground floor. A doorway leads out on to a sunny patio area, beyond which are the communal gardens.
The apartment has been well maintained and has the benefit of fairly new fitted carpets throughout and it is very warm and cosy, with electric heating and double glazed windows. There is an emergency alarm call system, with pull cords or a button in each room. Other very useful facilities, include a well equipped laundry room with washing machines and dryers, a guest suite, which can be booked for visiting guests for a nominal amount. There is also a secure residents car park with electrically controlled security gate and even covered electric buggy parking.
All the facilities including the 24 hour care line, the buildings insurance and water rates are provided within the service charge, which is paid in two instalments of £1,780.79 in March and in September. There is also a ground rent of £460 which is paid bi annually. The apartment is held under a long Lease of 125 years, with approx 117 remaining.
The North and South Devon coastlines and the moors of Exmoor and Dartmoor, all lie within a moderate car journey and are enjoyed by many living in the Culm Valley area, within easy reach of the M5 corridor.
