Description

Caline, which dates from the mid 1990s, is a well presented single storey house, which is harled with a slate roof. It is fully double glazed and has recently benefitted from considerable improvements. In 2014 the kitchen was fully refurbished, as was the bathroom and shower room in 2015. In 2016 the house was extended into the original garage, creating an additional bedroom, bathroom and enlarging another bedroom. A new and bigger garage was added at the same time. In addition solar panels were added and commissioned in October 2015, along with the greenhouse and the two new garden sheds were added in 2016 and a wood burning stove was installed in the sitting room. Decking in the garden was added the following year, just off the sitting room. As such the house is in excellent condition. The rooms are well proportioned and benefit from views out over the gardens. The sitting room, which has doors to the garden, is accessed directly off the hallway. There is a central island unit with storage, a breakfast bar and a pull out electric and USB power supply. In addition there are French doors to the garden and a walk in shelved larder cupboard. Off the kitchen is the utility room with fitted units, plumbing for washing machine, sink and a back door to the garden. Also accessed off the hallway are the study and the master bedroom. This has fitted hanging wardrobes, wooden louvre window shutters, two wall lights and a fitted en suite bathroom with a double Jacuzzi bath, shower, washbasin with vanity unit and WC.

On the other side of the hallway is the bedroom passageway which has a connecting door to the kitchen, three further shelved cupboards, further door to the garden and a hatch with attic ladder to a partially floored roof space. The tiled shower room has a shower, washbasin and WC with vanity unit. Bedrooms 2 and 4 have a cornice and fitted hanging wardrobes, while bedroom 3 has a cornice. The bathroom has partial wet walling together with a bath with shower, washbasin and WC with vanity unit and a sauna cabinet.

There is an attached double garage with an automatic roller door, concrete floor and a door to the garden. The gardens and grounds at Caline are a delight. While extensive they are easily maintained and are enclosed by fencing. The main garden comprises lawns with trees and shrubs and there is a tiled path around the house and decking adjacent to the sitting room. Directions

If coming from the south on the A90 dual carriageway (Dundee to Aberdeen) take the second turning into Laurencekirk, opposite the turning for the B9120 (St Cyrus). Proceed into Laurencekirk and at the crossroads turn right, then immediately left into Conveth Place which leads onto Station Road. Proceed out of Laurencekirk and after 0.5 miles at Mains of Haulkerton bear right following the road. After a further 0.3 miles turn left into Haulkerton Wood. Caline is the third house on the right.

If coming from the north on the A90 dual carriageway take the first turning signposted Laurencekirk and proceed into the town. At the Royal Hotel turn right into Conveth Place and proceed as above.
