Description:

An absolutely charming home of much character and history, part of which dates back to the 17th Century, believed to have formerly been a Coaching Inn. Nestled in this extremely private and idyllic location and surrounded by mature gardens extending to approximately half an acre, this spacious home boasts wonderful views from every window. Downstairs there are three reception rooms; a large dual aspect living room with oak parquet flooring and feature fireplace, a dining room with 'butler pantry' and a further sitting room with fabulous bi-fold windows affording lovely views over the garden. A stunning kitchen is fully fitted with an excellent range of units and central-island with granite worktops and integrated appliances including a dishwasher, fridge freezer and Rangemaster dual fuel cooker. A separate utility room sits just off with door to the rear garden. Upstairs there are three double bedrooms, all with original floors. The master bedroom benefits from a walk-in-wardrobe and en-suite shower room. A further stylish re-fitted bathroom with shower and glass screen over the bath serves the remaining bedrooms. Outside to the front of the property a block paved driveway provides ample parking and leads to a double garage with electric doors. Steps lead up to a stunning garden with large lawn surrounded by well stocked borders and an established fruit and vegetable garden and timber shed. To the rear of the house the garden is beautifully landscaped with a patio area and gravelled steps leading down through a pretty rockery. The plot measures approximately half an acre and the property benefits from glorious countryside views from its elevated position. If you are looking for a peaceful haven but still want to be easily accessible to fast trains to London and excellent schools this could be the property for you!

Owners Story:
Having lived in Harpenden for twenty six years we yearned for a characterful home that offered an opportunity to enjoy some breathing space, set in the countryside but still easily commutable to London and with great road links for our work. It seemed beyond our reach until our well briefed contacts at Ashtons called us, describing a beautiful, unique home set in lovely private gardens, yet within a ten minute drive from Harpenden. It turned out to be Old River Hall which was not yet officially on the market. We arranged a viewing within two hours and found they had not exaggerated! Everything surpassed our expectations and we knew we had found "the one".

Old River Hall has proved to be a very special home, loved by all who step inside and who feel its magic, history, warmth and tranquility. If you don't believe us we invite you to come and see if the magic works for you.

Relax, enjoy and recharge your batteries! By the way, it's a wonderful "Christmas house".

Location:

Old River Hall is situated on the corner of Old Watling Street and Chad lane in a nicely elevated position on the outskirts of the popular and pretty village of Flamstead, which is just a short walk away. The village offers many amenities, including a village shop and post office, two pubs serving good food, a pre-school and well regarded junior school and many other clubs and activities and is home to the famous 'Scarecrow Festival'. The property is also in the catchment for Harpenden's excellent secondary schools. Transport links are within easy reach and include both the M1 and M25 motorways and London Luton Airport. The larger towns of Harpenden and St Albans are close by with mainline stations into London St Pancras and the City.
