Description

If you're after a five bedroom detached property with space in abundance, a large drive, separate garden areas and in one of the best locations in Huddersfield yet tucked away from the main road then book your viewing today you will certainly be impressed! This beautiful grade two listed building was originally three separate cottages which have been knocked into the one to make a fantastic family home. We are available from 8.30am to 8.30pm weekdays, and from 10.00am to 4.00pm weekends.

Little Nook is a five bedroom detached Grade two listed building originally comprising three cottages. The home is somewhat of a tardis and has bags of charm and character and space in abundance. The oldest two cottages are recorded on the listing as being built in the 1700's, although the vaulted dry-stone cellar may perhaps be earlier! By the 1930's the two had been combined into a single house. The third cottage (which was 396) was built sometime before 1893 probably as a barn and was added to 398 towards the end of the twentieth century. The ginnel which provided access from the lane to the front of 396 was incorporated into the house later on.

On the ground floor the property briefly comprises of a hall, spacious dining/kitchen, lounge, dining room/second reception room, utility, downstairs W/C.

On the first floor you have a total of five bedrooms each one with it's own unique features, the master is of particular size and benefits from a spacious en suite, you also have a good sized family bathroom and an extra office space.

Externally to the front you have a large completely secure garden which is absolutely ideal for letting the kids play or hosting family and friends. Beyond that you also have a drive and a 'secret garden.'

Properties like this are extremely rare to the market and this could be the once in a lifetime opportunity-The property feels some what semi rural being away from the main road and surrounded by greenery but is only a short distance from local amenities, Lindley Village, the best schooling in Huddersfield and the M62.

Below I’ve including a brief paragraph of the history of this remarkable home;
The house was built from stone sourced from an old quarry just at the other side of New Hey Road. The lime mortar used in heritage construction methods allows the building to breathe, letting moisture escape to prevent damp inside and protecting the front of the stone from "spalling". The west side, at the back of the house which bore the brunt of the weather blowing in over the Pennines, originally had no windows. The east facing front of the house has long mullion windows to make the most of the daylight is incredibly well sheltered. The original stone fireplaces downstairs all retain their large stone lintels and jambs, although the kitchen fireplace has had it's lintel raised previously to allow sufficient headroom for the installation and use of the cooker. The driveway and hardstanding to the north of the house complete with stone horse trough was apparently the original "main road" out of Huddersfield towards Manchester before the New Hey Road turnpike (toll road) was opened around 1805. The land which comprises the secret garden had been a grazing pasture for many hundreds of years.

From our Office on Acre St, Lindley, At the Bayhorse roundabout, take the 3rd exit onto New Hey Road, the property is located by the zebra crossing and advertised with a Ryder & Dutton For sale board.
