For sports fans, Gloucestershire County Cricket Club play regularly in summer just a 5 minute walk away and Bristol Rovers' Memorial Stadium is less than 1 mile away. For those who work at one of the major employers around Filton Abbey Wood or Aztec West, there are several main roads nearby allowing a quick route. The M32 Junction 3 is just short drive for those looking to travel out of the city towards the M4 and M5.

Our Sellars Say:
'Our property is a wonderful home for first time buyers, with 2 good sized double bedrooms and a large bathroom, plus the upstairs living area provides a cosy and unique space for entertaining. As a couple, one of us works in the city centre and the other commutes to Swindon, this location in Ashley Down is perfect for both of us with great access to the cycle paths to the city and easy access to the M32 by car. We can always get parked outside our house on weekday evenings and weekends, which is definitely a plus for a Victorian property in this area of Bristol. Although we're looking forward to moving to a larger property, we'll certainly miss 36 Station Road, which we've been lucky enough to call our home for the past 4 years. '

Energy Efficiency
According to the energy performance certificate, the property is rated as a 'C' for energy efficiency and environmental impact. The estimated running costs, according to this EPC are around £590 per year for lighting, heating and hot water.
