A unique opportunity to purchase approximately 28.44 acres or thereabouts of productive pasture and woodland on the outskirts of Dyffryn Ardudwy.
Tenders to be submitted to Hugh O’Donnell, MRICS FAAV, at The Estate Office, Port Penrhyn, Bangor, Gwynedd LL57 4HN by 12 noon, Thursday 31st May 2018.
The land is located approximately 0.6 miles from the centre of the village of Dyffryn Ardudwy and 1.8 miles from the village of Llanbedr, Gwynedd.
From Harlech take the A496 towards Barmouth for 4.6 miles. The land will be on your left hand side after you have entered Dyffryn Ardudwy and just before the Bryn Heulog Housing Estate. Access to the fields is through the field gate and by foot only.
From Dolgellau take A470 towards Blaenau Ffestiniog for 0.8 miles. At the roundabout take the first exit towards Harlech onto the A496. Follow this road for approximately 13.7 miles and the land will be located on the right hand side. Access to the fields is through the field gate and by foot only.
The land at Llwyn y Gog is a block of 28.44 acres of bare pasture grazing land, located on the edge of the small village of Dyffryn Ardudwy. The land is level or gently sloping with three separate access points from a public highway. There is a small block of mature woodland located approximately in the centre of the land with smaller blocks throughout the holding.
The land is accessed off council maintained roads and is well suited for livestock or equestrian use, all the more so for benefitting from spectacular views of the surrounding countryside.
