History
Nutbeam Farm occupies an ancient site, recorded as a monastic house originally owned by the Abbey of Lyre in Normandy but by the 13th Century belonged to Cirencester Abbey. The present house dates from the
15th century with further additions in the 17th and 18th Centuries. The noted Cotswold Arts and Crafts architect Norman Jewson remodelled the house in the 1920’s. The present vendors bought the property in 1978.

Nutbeam Farm occupies a wonderful Cotswold setting. Set down a long private drive and sitting in the middle of its land, the property has superb views in all directions. This classic English country house has a wonderfully timeless feel and retains all its intrinsic character. The drawing room is particularly charming with a large open fireplace and a wide south-facing window overlooking the gardens. The dining room is perfect for formal entertaining and there is a cosy study or sitting room. Perhaps the most impressive room is the master bedroom, with its high vaulted ceiling and lovely views. For such an impressive house, at 5,307 square feet Nutbeam Farm is still a very manageable size. The property is in need of modernisation and offers an increasingly rare opportunity for a buyer to update the house to suit their own requirements.

Nutbeam Farm lies in the Duntisbourne valley to the north west of Cirencester, amidst some of the Cotswolds most attractive and unspoilt countryside. Duntisbourne Leer is a particularly pretty village of period houses and cottages grouped around a ford over the River Dunt. Cirencester, about 5 miles drive, has an excellent range of shops and services. Cheltenham is the main regional centre, with excellent shopping, the Literary Festival and other cultural amenities. Other local centres include Gloucester, Oxford, Swindon, Bath and Bristol. The A417 dual carriageway is about 1 mile, linking Junction 15 of the M4 at Swindon with Junction 11A of the M5 at Gloucester. Direct rail services to London Paddington from Kemble Station (about 9 miles), scheduled to take from 75 minutes, and Swindon (about 22 miles), from 55 minutes.

There is a good choice of private schools in the area including Beaudesert Park at Minchinhampton, Rendcomb College, Westonbirt, Pinewood, Dean Close and the Cheltenham Colleges. Recreational opportunities include a variety of golf courses. Gloucestershire has long been associated with equestrian events and locally these include Badminton and Gatcombe Horse Trials, National Hunt racing at Cheltenham, polo at Cirencester Park and Westonbirt and hunting with the Cotswold. The surrounding countryside has many excellent rides and walks.

Grouped around the house are a number of period buildings which together make a very charming group. To one side are two cottages, one with two bedrooms and the other with one, which are ideal for
staff or guests. Both are in need of updating. Opposite the cottages is a long range of traditional Listed outbuildings. These comprise a large 18th Century barn and adjoining stables with external stone steps leading to a granary above. Situated beyond the cottages is a stable block comprising five loose boxes, a tack room, feed store and hay store. Further up the driveway is a large former cattle barn with scope
for additional stabling if required.

Gardens and Grounds
Nutbeam Farm sits in pretty gardens and grounds. To the front of the house are lawns, divided by stone paved paths with mixed borders. There is a vegetable garden to the west side of the house and further lawns, planted with spring bulbs, enjoying excellent views over the valley.

Land and Woodland
The house sits centrally within its land which is all permanent pasture, interspersed with small areas of woodland. There are a number of paddocks close to the house and stables, with larger fields beyond. At the bottom of the valley is a stream-fed lake.

Town & Country Planning:
Nutbeam Farm is Listed Grade II* The barn and granary are Listed Grade II.

Rights of Way: There are no public rights of way across the property.

Basic Payment Scheme: The land is eligible for the basic payment scheme, the entitlements for which are included in the sale.
