The Story

Sitting with their balcony doors open, enjoying the streaming sunshine, the owners of the house on Indigo Yard watch the River Wensum drift slowly by. “It is very relaxing just sitting here and looking out at the water. It is very peaceful, and we see so much wildlife: Swans, Egyptian geese, herons, kingfishers and even the occasional otter. We also have a wonderful view out over the city. We can see churches from here, including both cathedrals, and if we want to know what time it is we just have to look at the clock on the tower of City Hall!”

HISTORIC CITY
Built in 2000, their modern, three-storey townhouse nestles in a quiet courtyard in one of vibrant Norwich’s many historic sites, in an area known as Norwich over the water. This corner of the city was once home to dye works for which the city was famed, as well as local saw mills. Indigo was one of the main colours used for fabrics in Medieval times, and woad to make it is thought to have been brought in by boat. “We have really enjoyed living at the centre of Norwich, The Riverside Walk goes right behind us and so we can head off in either direction. We like to think of the market as our corner shop and we are so close to Cinema City that we can leave our house five minutes before the screening is due to start and still arrive before the adverts have finished!”

SPACIOUS INTERIOR
The owners can still remember exactly what it was they loved about the property when they first saw it. “This really is a house that has to be seen from the inside – it is so deceptively large. There is such a sense of space and light – and we walked in and just went ‘wow.’ The sun pours in from the front in the morning and then moves round to the back of the house, which is south-facing, later in the day.” They could also see immediately that it would be a comfortable, easy house to live in. “I love the functionality of it all: everything works beautifully, and it is very low maintenance. It could be the perfect place for someone with a busy job in the city to live. They would simply be able to come home and relax.” It is an ideal family home with such close access to the city centre.

WATERSIDE VIEWS
The property is entered at ground floor level via the hallway, which leads to the cloakroom, utility room and family room. This in turn has French doors on to the courtyard garden. The first floor comprises stunning, open-plan living space, with the kitchen to the front of the house and the drawing and dining room overlooking the river. Here there are doors opening on to the balcony. The bedrooms and bathroom are all on the second floor. “All four bedrooms are double in size and two are particularly large, with en suite shower rooms and built-in wardrobes. The master bedroom and another bedroom enjoy views out over the river and the city.”

MODERN LIVING
Over the years since arriving at Indigo Yard, the property has been further improved. This has included extending the kitchen, installing solar panels and carrying out insulation work. The kitchen also benefits from Miele appliances and water softener. The bathrooms were replaced with fittings from Utopia, together with a Matki rainforest shower, and an en suite bathroom was added. The whole house is beautifully presented, with a bright, inviting ambience throughout. “The house is ready to move into.”

WELCOMING FRIENDS
“We knew it would be wonderful for entertaining as soon as we saw it. We often have lots of people for supper here and we hold a Christmas party every year. In the summer, we can sit in the downstairs room with the doors open or out in the sunny courtyard to have lunch with friends. This house is like the Tardis – so much more spacious than you would ever imagine – and we have loved being right in the city beside the river. I know someone else will enjoy it as much as we have, especially that balance of living in peace and quiet while also having everything you need close by.”

Setting The Scene

Set in tranquil Indigo Yard, a private cul de sac, the townhouse has a driveway providing off-road parking. There is also an integral garage to the front. To the rear, the property looks out over its pretty, south-facing courtyard garden, the River Wensum and the city of Norwich.
