The village of Sherford is about 1 mile to the south, East Allington village about 2 miles to the north and the market town of Kingsbridge some 3 miles to the west.

DESCRIPTION Stancombe Cross Farm extends to a total of some 10.17 acres (4.11 hectares) in all, as approximately outlined in red on the site plan.

The land has in the past been used for agricultural purposes, both for accommodating livestock but also for grass conservation purposes.

There are two general purpose modern farm buildings in a yard area on the west side of the land, which briefly comprise:-

GENERAL PURPOSE FARM BUILDING 45' 3" x 30' 2" (13.8m x 9.2m) (121.44 sq.m. - 1,306 square feet)

Constructed of timber frame, with timber side cladding, corrugate fibre cement roof, and concrete floor. Fully enclosed, with double doors on the south elevation and inside the building, an electric consumer panel.

GENERAL PURPOSE FARM BUILDING 60' 4" x 26' 10" (18.4m x 8.2m) (150.88 sq.m. - 1,623 square feet)

Constructed of a steel and timber frame, with dung walling on three sides, space boarding above, corrugate fibre cement roof and earth floor. Feed barriers and gates included, together with a mains electric fencer attached to one wall.

MOBILE HOME Located behind the modern farm buildings, is a two bedroom mobile home, to include normal living accommodation.

SERVICES Mains (single phase) electric to the mobile home and the buildings, together with lighting and electric sockets in farm buildings.

Spring water supply, gravity fed from a collection tank to the mobile home and buildings.

Septic tank drainage.

A yard area around the buildings and hardcore track runs along part of the south boundary of the land, to provide access to the land from the buildings.

THE LANDS All of the land is down to permanent grass, with a combination of gentle and moderate north, east, south and west facing slopes. The boundaries are fenced either with three strands of barbed wire or a combination of post and rail and sheep wire. This also then applies to the paddocks that have been created.
