Previous survey reports as well as information on cliff stabilisation are available on request.

AGENTS NOTE In October 2010 a section of garden on the cliff side suffered from a land fall. The current owner commissioned engineering reports prior to his purchase and also following the land fall and has since purchased the cliff. The engineering firm have prepared a specification of the works required in order to stabilise the cliff, this specification has been put out to tender. The quotes are available for inspection by arrangement with Chamberlains Fine & Country on 01626 365055.

The selling agents believe that the property is unlikely to be mortgageable in its current state.

Please note that should you wish to proceed with a purchase of this property it is recommended that you take specialist advice and carry out your own due diligence with regard to the structural integrity of the cliff.

The property has also been neglected internally and so there are items which will need repair/replacement as well as redecoration throughout.

SITUATION Horse Cove House is set in a stunning and dramatic clifftop location between Holcombe and Dawlish, overlooking Horse cove. Horse Cove, is a small unspoilt cove with a backdrop of Permian red sandstone cliffs, accessible by foot only at low tide, between Coryton Cove and Shell Cove. Coryton Cove, formerly known as Gentleman's Cove in Victorian times, is a secluded and picturesque cove located at the end of the seawall in Dawlish, and is the closest beach to the property, being a short walk away (there is also a local convenience store here). Less than a mile away is the seaside town of Dawlish, which has been a popular seaside resort since the 18th century. Part Victorian and Part Regency, Dawlish, set on the edge of countryside as it meets the impressive cliffs of the sandstone coastline, is situated adjoining Brunel's stunning South Devon Coast Railway. Further beaches here include Boat Cove and the town beach that stretches all the way to Dawlish Warren, home to a two mile stretch of golden sand and Nature Reserve, where there are many protected and unusual species of plant and wildlife. A challenging 18 hole links golf course can also be found here and many lovely countryside and coastal walks are in the vicinity of the property. Continuing on, the county city of Exeter is an easy drive from Dawlish (approximately 12 miles) and in the other direction, just over two miles away the bustling coastal town of Teignmouth has a good choice of amenities and leisure facilities, and leads directly through to access the A380 leading on to the M5 motorway.

THE PROPERTY The previous owner designed and built this very individual 2-storey detached contemporary residence to their exacting specification and to maximise the impact of its cliff top position.
