This is a great space for entertaining say the sellers 'Since we added our spacious garden room, adjoining the kitchen, we enjoy a splendid bright and sunny space in which we cook, dine and relax and enjoy family life. Inevitably, it is into this space that everyone congregates for chats, particularly whilst meals are being prepared. It does become an incredibly friendly area when we are enjoying sociable gatherings.” There is also access to two utility rooms a wc and a bar.Leading to the first floor the accommodation comprises of 4 generously proportioned bedrooms, master with en suite and a luxurious family bathroom.

Vendors Interview - This impressive, spacious, family home is set well back from the road and enjoys the luxury of owning a large acreage of land backing onto meadows and fields. Of solid construction, built in the late 1930’s, the house enjoys a semi rural location, but is within easy access into Nuneaton. Road, rail and air links are excellent, with journeys into Birmingham being extremely convenient for a large variety of amenities, such as theatres, museums and restaurants. The renowned, elegant, spa town of Leamington is also close, and which contains a host of delightful independent shops and boutiques.

“The house had belonged to Paul before we were married, and he undertook quite a large refurbishment programme. However, since we married twenty years ago, and as our family came along, we have considerably enhanced and enlarged our house for it to become this ideal family home. There is plenty of room with space both inside and out to pursue hobbies and interests. We have a large paddock, with adjacent stables, which have now been cleverly converted into a studio, thereby enabling Jacqueline to carry out her business, with the added advantage of being close to the house and, yet, entirely independent.”

“We do have separate formal dining and reception rooms and, also, a cosy snug, into which we have installed a bar; ideal when we entertain. Our house is the ultimate party house, whether it for small or large gatherings of family and friends.”

Favourite Room: “Since we added our spacious garden room, adjoining the kitchen, we enjoy a splendid bright and sunny space in which we cook, dine and relax and enjoy family life. Inevitably, it is into this space that everyone congregates for chats, particularly whilst meals are being prepared. It does become an incredibly friendly area when we are enjoying sociable gatherings.”

Favourite aspect of the grounds or surrounding area: “Having the large paddock and stables was perfect when our children were young and they were easily able to care for their ponies. In addition, having an abundance of bridleways close to the house was a huge bonus.”

Memorable event (of not another favourite room: “Having such excellent space and facilities, we have held many celebrations here over the years and, often in the summertime, we erect a small marquee, host picnics and enjoy music, without disturbance to anyone.”

What they will miss/why they are leaving: “As our family have now flown the nest, we find that the house has outgrown our requirements and it is time for us to move. We shall feel very to say farewell to everything. It has been such a magnificent family home and we will depart with only happy memories of our life here.”
