Full description

Tenure: Freehold

This greenfield site is located on the South West edge of Chudleigh with frontage to the B3344 Station Hill close to its junction with the A38. The land, which is only a half mile from the town centre, extends to over 18 hectares (44 acres) with over 7.7 hectares (19 acres) available for development with the remainder reserved for Greater Horseshoe Bat Habitat enhancement and biodiversity.

The development area is generally gently sloping with some areas including some steeper sloping land to be used to provide habitat for the local Greater Horseshoe Bat Colony. There are two development zones with zone 1 accessed from the B3344 and zone 2 via Oldway Lane. The land offered for sale includes fields to the west of the A38 needed for bat mitigation as shown on the layout plan.

Surrounded by unspoilt countryside Chudleigh sits in the Teign Valley close to the edge of Dartmoor whilst just 10 miles from the South Devon coast yet alongside the A38 Expressway with its fast connection to Newton Abbot (5 miles), Plymouth (30 miles) and Exeter (8 miles) where it turns into the M5.

The town and its ward had a population of 6,125 in the 2011 census benefiting from local shops, public houses, vets, doctors and dentists, church, school and public library and a range of recreation activities including local golf course and cricket club, swimming pool and of course many outdoor activities including nearby Haldon Forest. Its location, size and amenities, make Chudleigh an ideal location for those seeking a high quality of life in a pretty Devon town yet offering easy commuting to major employment centres.

A grant of outline planning permission for up to 230 dwellings and 2,500m2 Gross Internal Area of office space (B1) was issued by Teignbridge District Council under reference number 13/01062/MAJ on the 10th October 2014. This permission was subject to two Section 106 agreements requiring amongst other conditions 20% affordable housing and the employment land to be serviced prior to 80% of the dwellings being occupied. The planning permission was challenged by the Devon Wildlife Trust and that challenge failed by a decision dated 28th July 2015.

A full pack of technical information is available from the agents including an introduction document with a useful synopsis of both the site and associated plans and permissions, service information and supporting documentation. A topographical survey is available and a ground investigation report has been commissioned which is programmed to be available during October.

The land is offered for sale by Private Treaty with offers invited for the freehold

On site at any reasonable time however as the land is farmed it is requested that interested parties first contact the agents to confirm their intention to view and that the land can be accessed that day.

From the centre of Chudleigh take the main B3344 through the town to the South West and on leaving Chudleigh the site can be found on the right hand side some 400 meters before the junction with the A38 Expressway.
