Hillpark is a delightful traditional farmhouse located in a peaceful yet accessible rural setting near Clochan in the county of Moray. Likely to date from the turn of the last century, the house is constructed of stone under a slate roof and provides well appointed accommodation over one and a half storeys.
From the garden a door opens into a bright porch which leads to a small hallway off which there is a utility room with space for white goods and a dining kitchen. The dining kitchen is of a good size and having been recently refurbished benefits from modern wall and floor units, a Belfast sink, an integrated dishwasher, oven and hob. There is also an oil fired Rayburn which supplies the hot water and heating. An inner hallway gives access to a bright, triple aspect sun room which has a door to the garden. The sitting room is generous in size and has a wood burning stove with an iron surround and timber mantle. A shower room with modern fittings completes the ground floor accommodation. Stairs in the hallway lead to a bright first floor landing. There are two good sized bedrooms, one of which has built in wardrobes and the other has an open fire and ceiling beams. A study/3rd bedroom completes the first floor accommodation. Overall the house appears to be in good condition and has a lovely warm and friendly atmosphere. It is double glazed and heated using a mix of oil central heating and night storage heating.
Outside, the grounds are no less impressive than the house and extend in total to about two and a half acres. The grounds include a delightful garden with areas of lawn, well stocked flower beds and herbaceous borders. Ample parking for several vehicles is provided on a gravelled driveway. There is a useful range of traditional stone and tin built outbuildings which provide excellent storage space and livestock accommodation. These buildings offer scope for development into two separate dwellings (subject to obtaining all necessary consents). A pre planning enquiry has been submitted to the planners with a favourable response. To the rear of the house and outbuildings is a paddock extending to about one and a half acres and which provides excellent grazing for ponies or other livestock.
