Location Location is probably the key factor in deciding where to buy and Bretts Manor has the best of both worlds being in a very quiet unspoilt area on the edge of an 86 acre common, and yet is only 14 miles from the centre of Norwich with all that this fine cathedral city has to offer. For more local amenities the well served village of Long Stratton lies around 1.5 miles to the east. This is a good commuter area with train stations at either Norwich or Diss both around 14 miles away on the London Liverpool Street line and the house is well placed for the Broads and both the north and east coasts. Wacton common provides more local interest and has connections to a range of footpaths and bridleways.

The Property This is a very fine house Listed as Grade II which indicates a property of architectural or historical importance and Bretts Manor has both. It is one of only a handful of Wealden Houses in Norfolk and has been dated back to 1390. Of such interest, it is mentioned in Pevsners Guide, has featured in a BBC documentary and book 'House and Home, A history of the small English House', and been the subject of research by the University of East Anglia.

The fine timbering is revealed throughout the oldest part and of particular note is the dining hall which remains open to its full height and has two small service rooms leading off. The current owners have had a gentle hand on the tiller of this home but undertaken a great many improvements including significant rewiring, central heating, partial rethatching, kitchen and bathroom replacement. The house was enlarged in the 1970s with a substantial single storey rear extension. The owners have discussed the possibility of putting on a second storey with the Planning Department who were receptive to this, but they did not take matters any further.

This is both a fine example of an early hall house largely untouched but with a 'modern' extension giving greater living space.

Outside The house is set in approximately an acre with a delightful garden ranging from lawns, through beautiful beds full of cottage garden flowers, sitting areas, ponds (formal and informal) through a wild flower area where bee orchids grow. This is a garden with something for everyone.

Agents Note There is a paddock of approximately half an acre which can be purchased separately to extend the garden.

Services Mains water and electricity are connected to the property. Private drainage. Oil fired boiler providing heating to radiators and domestic hot water. Bottled gas for cooker and fireplace.

Directions From the A140 travelling north from Diss. Enter Long Stratton and at the traffic lights turn left into Flowerpot Lane. Continue into Wacton and turn left heading across the village green and then continue for around ½ mile, across the cattle grid onto the common and Bretts Manor will be found just around the corner on the right.
