Crown Farm is situated on the edge of the Ascott-under-Wychwood, a picturesque Cotswold village nestling in the Evenlode valley between the market towns of Burford and Chipping Norton. It once formed part of the wider Wychwood Estate which included the Wychwood Forest that was recorded in the Doomsday Book as a Royal Forest for hunting throughout medieval times but over the centuries much of it was cleared for agriculture.

LOT 1

Crown Farmhouse
A traditional listed Cotswold Farmhouse built of stone under a stone slate roof, which dates from the mid-17th century, although it was remodelled in the mid-19th century. It is approached by a short path across a small area of garden to the front door. The accommodation is shown on the floor plans.
Also forming part of the courtyard are:

Stable Cottage
Attached to the farmhouse and spread over a single floor; the accommodation comprises a hall, sitting room, kitchen, two bedrooms and shower room. Stable Cottage is currently let on a Assured Shorthold Tenancy.

Orchard Cottage
Detached at the far end of the courtyard the accommodation comprises on a single floor a large living room with a wood burning stove and kitchen area, inner hall with bedroom leading off it. Orchard Cottage is currently let on a Assured Shorthold Tenancy.

There is also a small studio and office in the eastern corners, as well as a workshop at the rear of Building 2 and adjoining traditional range with carports, log store and garden store.

The Farm Buildings
The main farm buildings are situated to the south east of the farmhouse and courtyard and comprise a range of traditional and more modern farm buildings. The majority of the farm has been converted for equestrian use, providing 35 loose boxes, several tack rooms, a wash down area, a drying room as well as a recently constructed farm arena. The equestrian elements have been let on licences to livery tenants. The agricultural buildings are situated beyond the equestrian buildings and include grain storage with reception pit and Allmet flow dryer with 500 tonnes of storage capacity and a general purpose building which provides additional grain storage.

The Land
Immediately behind the buildings are about 25 acres of turn out paddocks currently divided into separate enclosures of between 0.25 acres and 2.5 acres, all with easy access from the central drive which runs away from the buildings and past the outdoor arena. On either side of the drive are two arable fields of 59 and 28 acres and running along the eastern boundary of Lot 2 is a 6 furlong all weather gallop.

In all Lot 1 extends to 120.59 acres.

LOT 2

Lot 2 comprises two blocks of principally arable land. The eastern block extends to 205 acres and includes 194 acres of arable and 11 acres of woodland. The western block extends to 135 acres and comprises 88 acres of arable, 35 acres of grass and a pretty 12 acre woodland copse. In the north western corner of this block there is a former pump house and a small area of woodland.

In all Lot 2 extends to about 340.68 acres.
