GENERAL OVERVIEW Norstead Hall is a beautiful 1930s detached house, set within a mature, leafy setting of approx. 3 acres and within easy access to a popular Norfolk Market Town. The current vendors are offering the property and adjoining business (all on the same land) for sale as one lot, with a 'turn key' opportunity for those locally or those from out of area, seeking the idyllic Norfolk lifestyle and an entrepreneurial desire to continue and grow an already successful business. Full accounts are being prepared, but a business which was established in 1964 in a growing industry will certainly attract a wide range of potential purchasers.

Rateable Value: We understand the RV to be £20,000 per annum, which currently costs the vendors approx. £6,540 per annum which includes their small business rate relief. Any new prospective purchaser should consider their existing commercial interests before using these figures.

Council Tax: Council tax is payable on Norstead Hall, which is a band G.

The property itself is not listed, therefore further extensions and developments may be easier, although planning permission should be applied for before any work undertaken.

NORSTEAD HALL Norstead Hall itself is one of great exterior appearance, having been styled on a Victorian Manor house, this 1930s home was in need of great repair when the current owners took on this project. They searched across the U.K. and viewed several potential sites, but none had such a mature, private approach and once they viewed Norstead Hall, they had vision to restore the property back to its former glory.

The interior accommodation is set over two floors, with five bedrooms and three reception rooms. The internal décor and specification fits perfectly with its period style, where the owners have clearly spent great time and care in styling this fabulous home. Whether its the baby blue Aga, attractive windows or feature woodburning stove, this is sure to impress.

The private driveway has approx. 1/2 acre to front leading to the Hall, with shared access to the Kennels, although further private separation between the home and business could be made.

THE BUSINESS The current business is made up of private dog and cat boarding, along with local authority, local government agency contracts and various other large organisations. There is an element of retail on site, with animal products such as food, bedding, leads and toys being sold on site. There is a dog grooming parlour building, although full use of this has not been pushed and I believe there is an exceptional market for this, especially as your target market would already be on site. Who better to use than the local, established dog friendly brand?

The current owners have been here since 2004, and whilst they purchased the hall and business as a going concern, they have significantly improved the daily operations, which has led to Norstead Hall being one of Norfolk's largest Kennels. The site was established for dog breeding back in 1964 and was initially for Norfolk Terriers, but over time developed into dog boarding with one small block, and has now grown to extensive outbuildings and a vast licence for 120 dogs and 60 cats.

The kennels accommodation has a good quality range of outbuildings (approx 7,500 sq ft) to include a new barn, isolation block, four kennel blocks, a cattery, laundry room, a shop with office and staff room, kitchen and food preparation room and separate grooming parlour.

The business runs with 7 full time team members, two of those being the two owners and 5 full time members of staff. The current owners are wishing for a smooth 'change over', with lots of time being given to the new prospective owners to allow a transitional period that offers stability to the existing customers and staff.

The current vendors are only the third owners of the business, which in my opinion as a local estate agent, demonstrates its success and therefore need in its local area.

THE LOCATION North Walsham is a popular market town offering a host of amenities to including all public and private level of schooling, well rated Paston College and Greshams School nearby, a variety of pretty listed buildings offering a ranged architecture, supermarkets such as Waitrose and Sainsburys, plus offers superb transport links with its own train station and well serviced bus routes. The Norfolk Broads National park is on the doorstep, as is the Norfolk Coast, with easy access to the salubrious 'North Norfolk' area. It is believe that North Walsham has the most listed buildings for a town in Norfolk (outside of Norwich City Centre).

There are parks, idyllic walks and with Norwich City Centre being only 16 miles away, there is every amenity within easy reach. Norwich has a train station offering a direct route to London Liverpool Street in under 2 hours.
