Owners' Notes - The timbers are fully woodworm treated - Certificate of timber treatment 23/03/2011 valid for 30 years. In 2009, the roof was fully stripped, insulated and re-tiled, with all timbers confirmed to be in good order. It was repainted externally in 2009 and 2013. The electric heating was installed in November 2010 (certificated). It is a wet system enabling the retention of the radiators and excellent water heating. Running costs are no more than oil - could be slightly less and the system has a frost setting for peace of mind when the property is empty. A new Sky dish (separated from neighbouring cottage) was installed in 2014.

After half a mile turn left at the T junction and Middle Hutcherleigh will be found a little way along on the left.
