Summer has arrived and this home is situated to take full advantage of those long balmy days. Whenever the sun is shining this home gets bathed in it, situated on its wonderful south facing elevation. Decking and terraces offer wonderful areas to entertain or just retreat to? Dry as a bone, bright and cheerful this is the home that takes the cold and damp misery out of winter and puts the smile in to summer!

The rural views are delightful across the valley of Dartmouth where the seasons offer an ever changing kaleidoscope of colour and character. Large windows mean this can all be enjoyed, even in the colder months. The car will be out of the elements in its own garage!

This home was a quality build nearly 40 years ago and has been well maintained over the years, but is now ready for the new owners to put their own stamp on the property. The present owner has decided on a new direction in life and will move to suit the purchaser's time frame. There is no chain involved here. Come on down and enjoy summer!

No.18 is located 10 minutes from the bus route and a comfortable walk down to the town centre. When you get home from the hustle and bustle, you can put your feet up and enjoy the rural views across the Dartmouth Valley. The patios and garden terraces offer a variety of relaxing opportunities; this is great for entertaining formally or informally. Cold summer drinks and barbeque's beckon.

ENTRANCE HALL - A bright, light, spacious area, with high ceilings.

To the left of the Entrance Hall is THE KITCHEN/DINING AREA. This is flooded in all day sun, being a south facing aspect. Large picture windows take full advantage of the rural views and the wooden floors add that extra character. There is a radiator and a tiled open fire place.

THE KITCHEN is open plan with the dining and is likely to be the heart of this family home. It has a view to the rear garden. It is fully fitted, incorporating extensive wall and base units. There is a 5 ring gas hob and eye level double electric oven with a stainless steel extractor hood. Included are a Bosch washing machine, Indesit clothes drier, Bosch dishwasher and upright Fridge/Freezer

The ENTRANCE HALL leads on to the stairs and also gives easy access to the lower bedrooms and shower room.

BEDROOM 1 - This double is light and airy with a window that has great views across the valley.

BEDROOM 2 - This is also a double, with a window looking to the rear garden. There is plenty of wardrobe storage surrounding the head board.

Ground Floor Shower Room - This is tiled for easy maintenance. It has a step in glass shower cubicle, heated towel rail, WC and wash hand basin.

To the left at the top of the stairs is the Sitting Room. This is bright and airy with a double aspect to the hills across the valley and views also to the rear garden. The sun and views to the front of the property are taken full advantage of by the deck which is to the front of the Sitting Room and will possibly be your favourite place in summer?

There is a separate WC at the top of the stairs. Next to this is the Family Bathroom, fully tiled for easy maintenance. This has a shower over the bath and a wash hand basin.

BEDROOM 3 - This enjoys stunning views and sun and has a wall of built in wardrobes.

OUTSIDE - The property has that Mediterranean flavour of decks and terraces taking full advantage of the sun and its southerly aspect. There are many areas and features to keep the keen gardener happily occupied whatever the season.

GARAGE - The property has a single garage with space to store those gardening extras.

"Owner's Comments"
When searching for our house in Dartmouth 12 years ago, top of the list was to be able to park two cars and have a garage. We were excited when we were told No.18 had these, but when we saw the view we were SOLD. It was love at first sight, before we even had a full inspection of the interior. The bonus was the fact that Higher Broad Park is so quiet having no passing traffic.

The open plan kitchen/dining suited our informal lifestyle; we always enjoyed cooking and enjoying the odd glass of red wine with our guests. This layout was perfect for us. The more formal sitting room upstairs with its wonderful vista and balcony was always the perfect retreat when one needed a bit of peace and tranquillity .The house itself can be reconfigured to suit the individual needs of its occupants by putting bedrooms upstairs and living downstairs if preferred .We however liked large living areas and kept the house as it was when we moved in.

Winter was never gloomy for us, being elevated to take full advantage of whatever sun was shining. The decks and terraces were just a joy in the summer.

I hope the next owner loves our home as much as we did. The sun shines on the house and deck all day and even in winter warms the front rooms. I will be sorry to leave and will miss all my fantastic neighbours .The decks and terraces were just a joy in the summer. I hope the next owner loves our home as much as we did?
