Living here can really mean only one thing and that one thing is life by the sea - a spectacular setting where you can immerse yourself in coastal delights on a daily basis!

With Pwllheli's main south beach (Marian Y De) practically on your doorstep, that's right miles of golden sand which sweeps across the bay towards Abersoch and the Islets of St. Tudwal in the distance, that coastal dream could become a life affirming reality and something to enjoy throughout the seasons, and this is just a taste of some of the delights available here on the beautiful Llŷn Peninsula. Much of The Llŷn's coastline is designated as an Area of Outstanding Natural Beauty and offers countless sandy beaches, hidden coves and is a natural haven for a variety of flora and fauna - dolphins frequenting these waters being just one highlight.

6A Bro Cymerau is located right on the seafront close to the promenade within an established residential setting of similar dwellings with the advantage of being located beachside with a superb south facing aspect and fabulous sea views, all of which can be enjoyed from the balcony. With this in mind, we would like to stress that property in this location are ideal as holiday accommodation and can command an excellent return - not many properties have the advantage of being right beside the beach! The property dates back to the late 1980's in terms of construction and has been the sole home for the present owners since that time. It's obvious that this home has been loved and well cared for with a pleasing décor and interior which is both modern and practical yet comfortable and homely at the same time.

The layout is somewhat unconventional in that the principal reception room is located on the first floor - but this makes complete sense if you truly want to enjoy the coastal setting. This light and bright room (it does come with a focal marble fireplace - a real flame gas fire) has patio doors which open out onto a decked balcony from where you can take in the views, looking out across the sand dunes towards Cardigan Bay with the southern range of the Snowdonia Mountains, including Cader Idris stretching out before you in the distance.

There are two bedrooms on the first floor, the master with en-suite facilities and there is also a highly useful walk-in wardrobe/storage space just off the landing. A further spacious bedroom can be found on the ground floor. The kitchen offers space for dining/breakfast purposes and comes fitted with modern light coloured units which are topped with polished granite work surfaces for that little touch of luxury. The kitchen also comes fitted with a range of built-in appliances to include a gas hob, double oven (brand new), dishwasher and fridge/freezer with Amtico flooring beneath your feet. Patio doors also open out onto a sheltered patio - definitely somewhere to enjoy breakfast. Also on the ground floor is a contemporary bathroom which comes fitted with an attractive four piece suite.

Externally, the property has gardens front and rear and are landscaped for ease of maintenance. To the front just off the roadside is a spacious herringbone effect parking area with an exotic shrubbery set to one side. This space offers plentiful off road parking whilst the integral garage has power/light and an internal door leading through into the main accommodation.

The main garden to the rear offers a patio (great suntrap) with steps leading up to the main garden which is primarily laid to lawn with a further circular seating area provided.
The garden is bordered by well-stocked shrubbery borders hosting a number of established plants for decorative purposes.

Conveniently, a gate opens directly onto the Coastal Path and straight onto the beach, allowing you to indulge in a morning swim or just a stroll along the waters edge.

LOCATION The market town of Pwllheli is situated on the beautiful south coast of the Llŷn Peninsula and is a magnet for tourists with fabulous scenery and 'Blue Flag' awarded sandy beaches to enjoy. The town has extensive marina and sailing facilities, in particular the Plas Heli Welsh National Sailing Academy and Events Centre. From here there is access to some of the best sailing waters in the UK around Cardigan Bay and Anglesey with moderate tidal and sea conditions alongside spectacular scenery by way of the impressive Snowdonia Mountains as a backdrop. Within the town you'll find a number of independent retail shops located within the narrow streets and of course there are supermarkets and an open air market too. There is the convenience of a good network of roads that lead to the beautiful seaside towns of Criccieth (with a superb hilltop castle) and Porthmadog as well as rail and bus links. Pwllheli also has schools, numerous leisure facilities, plenty of restaurants and a golf course to enjoy. In fact, golf is a highlight on the Llyn with a choice of exceptional courses not only here in Pwllheli but also Abersoch and Morfa Nefyn. The scenery might be off-putting mind (no pun intended) - this is coastal golf at its best!
