Land

The farm is accessed off the main road via a private hardcore track. It is a ring fenced block of agricultural land and forestry and extending to 306.87 acres in total. The fields can all be accessed by a series of internal farm tracks. Each of the fields have stock proof fencing and the majority of them have access to either a private or natural water supply with troughs. Forestry

Within the farm, there are eleven block of strategically planted woodland extending to about 55.75 acres. The oldest blocks were planted in 1990 and are a mix of Sitka and Norway Spruce interspersed with some native broadleaf species. Separately there are several covers of of planted game crops including linseed, artichokes and triticale for the enhancement of the shoot.

Sporting

The topography combined with the mixed woodland game crop provide an excellent pheasant and partridge shoot. There are ten established drives with four release pens and typically six days shooting each year. Typical bags have varied from 80-100 head. The shoot in recent years has been let to a local tenant who pays a rent and is responsible for all costs. The present owner together with a part time keeper is responsible for the management of the shoot. The sporting tenant will have the shooting rights for the current season 2018/9. In addition, the woodland and hill ground also provides some exciting stalking opportunities. Typically up to 12 bucks are shot each year. There are also three duck flighting ponds.


Whistlebare,, Seggiebank and Little Craigow Estate is situated on the southern edge of the Ochil Hills about 3 miles from Kinross and only 30 miles north of Edinburgh.

From the top of Dochrie Hill, the highest point of the estate, there are far reaching southerly views over Loch Leven and beyond towards the Forth Valley and looking north towards the Angus hills.

The country town of Kinross provides a range of local services including shops, restaurants, several hotels, supermarkets, primary and secondary scholling, doctor's surgery, curling rink, two golf courses and a Park & Ride service. The nearest train station is within 20 minutes at Inverkeithing. The train journey to Edinburgh is 22 minutes.
