Full description

Tenure: Freehold

Originally built by the owner of the attached cottage, believed to be their 'Summer House', this is a most interesting property situated in the heart of the very popular village of Cheriton Fitzpaine. The village has many attractions, among them are an excellent Primary School, village shop, two pubs and a wealth of local clubs. One of the main selling points is the close proximity to Exeter, which is 10 miles away, making this a sought after commuter village.

Wreylands was built with large sash windows which at the time looked out and over the land of the owner. Having been extended in the past, the property now offers a lovely high ceilinged, dual aspect, light and airy sitting room with a hidden door into a further reception room that has, in the past, been used as both a study and a single bedroom. The exposed floor boards and fireplace add to the character in sitting room and a door leads through to the kitchen. The kitchen was designed and built by the owner's husband, a local architect; well known and of good repute. There is plenty of space for a dining table and this room has a most enjoyable aspect of the garden. Beyond the kitchen is a rear hall / store leading to a ground floor shower room.

From the entrance hall, stairs lead up to the first floor landing, where a large bedroom (formerly two rooms) sits directly above the impressive sitting room. Two large sash windows make the most of the pleasant outlook and let in plenty of light. This room could be divided again, the access to the smaller section would have to be reinstated through the landing cupboard. At the rear of the house are two rooms which are interlinked, previously used as two single bedrooms when raising a family and more latterly used as a study. The bathroom is a good size and offers a separate shower cubicle as well as a roll top bath. From the bathroom, a door gives access to the stairs into the large attic space.

The house is approached via a wrought iron gate, the footpath leading to the front door and then on around the side of the property to the garden and the back door. The garden is very pretty with many established flowering plants, trees and shrubs which offers a great degree of privacy. Tucked away at the end of the garden is a substantial workshop and store.

Cheriton Fitzpaine is about 5 miles from Crediton, 7 miles from Tiverton, 10 miles from Cullompton and 10 miles from Exeter so is accessible to a good range of shopping and leisure facilities. A very popular village, it retains much of its character through the local properties many of which are thatched. St Matthews Church, Methodist Chapel, village post office and shop, local farm shop, a new primary school and the two pubs, The Ring of Bells and The Half Moon, are central to the community. The village also has many social clubs including gardening, yoga, sports and bowling.

Crediton is an historic market town with a population of about 7,000 situated about seven miles to the northwest of Exeter. The town has a good shopping centre with a diverse range of shops running the length of the wide main street as well as the arrival of Morrisons and Tescos superstore. There is excellent schooling for both primary and secondary, an eighteen-hole golf course as well as a leisure centre with swimming pool. Crediton train station is about three quarters of a mile from the town centre, on the well known Tarka Line, which provides good service links to Exeter and countrywide. There is also a regular bus service to Exeter. Crediton is situated amidst rolling Devon countryside a short distance from Dartmoor National Park.
