Full description

Tenure: Freehold

A five bedroom town house with two bedroom cottage, garden and orchard.

Orchard House is a beautiful example of an
18th Century Northleach building, bursting with
character and original features. Indeed it was
the Old Prince Public House until about 80 years
ago. The property has since been enlarged. The
front door is approached from the street via tall
gates, instantly creating a feeling of privacy and
seclusion. The entrance hall leads up into an
elegant dining room which has wood panelling
and a pretty tiled fireplace, with a wood burning
stove, which in turn leads into the kitchen/
breakfast room, with a utility room, wc and back
entrance off it. The kitchen benefits from a roof
lantern as well as regular window, making it very
light. The drawing room is a welcoming space
with a stone fireplace with wood burning stove,
three south facing windows, two with window
seats, and exposed beams. It is a wonderful room
for entertaining. Off the hall is an easily accessed
cellar, an excellent wine store.

There is an interesting wood panelled staircase
leading up to two double bedrooms on the first
floor, which share a shower room with the
bedroom on the floor above. Another staircase
leads up to the large master bedroom which has a
dressing area and en-suite bathroom with roll top
bath. There is also another attic bedroom with en-suite bathroom above.

OUTSIDE
There is a light and airy two bedroom cottage,
ideal for extra guests or as a potential source of
income.

A walled and gravelled courtyard lies immediately
outside the house, with a terraced area and gardenshed. Both house and cottage are south facing.

The rest of the garden stretches out to the rear of
the property with a lovely elevated seating area
from which to enjoy the view, lawns, flower beds,
a large shed and the delightful orchard, planted
with a mix of fruit trees including cherry, plum
and both eating and cooking apples.

LOCATION
The charming Market Town of Northleach, one of the best kept secrets in the area, is situated just off the Roman Fosse Way, in the very heart of the Cotswolds. It is a thriving town with a good selection of independent shops; a butcher, chemist, wine merchant, post office and village shop to name a few. There is also a primary school, doctors’ surgery, community centre and the famous Church of St Peter & St Paul, the ‘Cathedral’ of the Cotswolds. The streets in and around the ancient Market Place are rich in architectural interest ranging from half-timbered buildings and merchants’ houses dating from the 15th and 16th Centuries. In the 18th Century the town became well known as a coaching stop on the London to Gloucester road, with many inns and hostelries – the most famous of which, The Wheatsheaf, survives today as a very popular pub and restaurant. Indeed, up until about 80 years ago Orchard House was The Old Prince Public House!
Cheltenham is the main regional centre, and the market towns of Cirencester, Burford and Stow on the Wold are all within easy reach. There are excellent bus connections to Bibury, Cirencester, Cheltenham, Oxford and good train links.

It is a thriving town with a good community spirit. There are many opportunities to become involved in the various clubs and societies. Northleach also benefits from an open air swimming pool which was originally opened in July 1965 and a friendly tennis club that promotes tennis for all ages, located on the King George v playing field by the playground and the River Leach.
