Historic house within Anstruther conservation area with lovely garden and sea views overlooking the East Neuk coast

St Andrews 9.5 miles, Dundee 24 miles, Edinburgh 49 miles

The Hermitage, with its large garden, sits in a secluded setting in the centre of Anstruther. It has superb proximity for the beach, harbour and town services yet is in an enviable position set away from the main thoroughfares.

The East Neuk of Fife is renowned for being one of the driest and sunniest parts of Scotland. It boasts a number of fishing villages built around picturesque harbours, sandy unspoilt beaches and rich farmland. The town of Anstruther has a vibrant community. It has a working harbour, is home to the local RNLI, and has excellent facilities for pleasure boats. It has a good range of independent retailers and some highly regarded restaurants, a large supermarket as well as primary and secondary schooling. Co-educational private schooling is available locally at St Leonards in St Andrews and Dundee High School is also within easy reach.

St Andrews, ‘the home of golf‘ and the setting for one of Britain’s oldest universities, is only 13 miles away. There are traditional links golf courses at nearby Crail, Leven and Lundin Links and new courses at Kingsbarns and St Andrews Bay. St Andrews has an excellent selection of shops, restaurants and services to supplement those available within Anstruther.

Access by rail, road and air is good. Edinburgh International Airport (46 miles) is very accessible via the A92 dual carriageway connection from Glenrothes and the M90 motorway, and Dundee Airport (25 miles) has scheduled flights to London Stansted. Cupar (16 miles) and Leuchars (15 miles) railway stations are on the main Aberdeen to London line and provide a fast link to Edinburgh.

The Hermitage dates from c1720 and was largely reconstructed in 1815 to create a home for Sir John Goodsir, surgeon and anatomist. This is a building of stature yet the accommodation is ideally suited for family living. There is flexibility with the cottage which is the east wing of the house and is currently interconnected to the house but can be self contained with a separate entrance to the street. There is potential to create further accommodation in the outbuildings subject to planning approval. The house is essentially one room deep which means that all the rooms overlook either the garden or have sea views.

On the ground floor a modern family dining kitchen has been created which opens into the large lawned garden. This is a lovely garden room with a range of fitted painted timber units under granite worktops. Appliances include a Rangemaster range, Siemens dishwasher and Samsung American style fried freezer. Adjacent to this there is a cloakroom and porch with back entrance to the street. A passageway running along the north side of the house has plenty of storage, a utility room and pantry. The east wing has a study, sitting room and separate hall with a second entrance from the street. This entrance hall is currently used as a study area. The main entrance to the house is through a small library and hall that leads to the curved staircase sweeping up to the drawing room on the first floor which has views to the west and south over the coast. The master bedroom has similarly spectacular views. It has a large en suite bathroom and a dressing room which links through to the east wing where there is a guest bedroom. A back staircase leads down to a further shower room adjacent to the study area. On the second floor there are three further bedrooms and a family bathroom.

Outside there is an outbuilding with loft creating excellent storage space and providing renovation potential. The garden is expansive and south facing and includes a small kitchen garden. There is an in and out garage leading off the street to a parking area by the house and garden.

Mains water, gas, electricity and drainage. Separate central heating boilers for the cottage and the main house.
