DIRECTIONS From Aveton Gifford, proceed along the A379 towards Kingsbridge. On passing over Avon Bridge, take the first available left signposted towards Venn. Continue along this road for about half a mile and the entrances to the land can be found on the left hand side.
SITUATION The land is situated between the villages of Aveton Gifford and Churchstow in the South Hams area of South Devon. Churchstow is about two miles to the south and the village of Aveton Gifford about half a mile away. The town of Kingsbridge being some five miles distant and the A38 dual carriageway expressway, connecting to the M5 and national road network, being about 12 miles to the north. DESCRIPTION (WHOLE - LOTS 1, 2 & 3) Extending to a total of some 28.69 acres (11.61 hectares) of permanent pasture and marsh land, directly adjoining the River Avon, in the beautiful Avon Valley.
Of the 28.69 acres, some 18.70 acres comprises marshland and the balancing 9.99 acres being down to permanent grass.
The permanent grass slopes gently to the north and has in the past been used for accommodating livestock or for grass conservation purposes. Equally the land would be very attractive for equestrian or other recreational/amenity uses, subject to obtaining the necessary planning consent.

FISHING RIGHTS There are no fishing rights included with the sale of the land and there are no rights over the land in favour of any fishing associations to access the southern bank of the River Avon to fish.
PUBLIC FOOTPATHS There are no public footpaths across the land, as far as are known.
METHOD OF SALE The land is being offered for sale by Informal Tender (unless sold prior), as a whole or in three lots, as may suit buyer's requirements, the closing date for tenders being Wednesday 26 September 2018 at 12 noon. COUNTRYSIDE STEWARDSHIP SCHEME AGREEMENT The land is subject to a Countryside Stewardship Scheme agreement (mid tier), which means that the land is subject to certain restrictions, such as no inputs for fertilisers and sprays, in exchange for an annual payment of approximately £30 per acres.
