Entering the front door we are in the hallway with the stairs to our right. Brand new carpets greet us here, in a tasteful grey that would match virtually any colour scheme a purchaser may choose and making the home feel like a new build, which is almost what it is.

Turning left into the lounge, the home springs the first of its surprises, in that the room is far bigger than the frontal appearance of the house would lead you to believe. To the front of the home is a huge picture window with double opening lights. This open plan room stretches straight through to the rear of the home where we find a set of large opening patio doors giving access to the rear garden, while turning slightly to our right shows us the open plan kitchen area. This, with its further picture window adds to the overall sense of light and space that makes this whole space so attractive.

Stepping into the U shaped kitchen, with one arm of the U making a form of natural barrier between here and the dining area we find the sort of wood laminate floor that proves you get what you pay for. Cheap laminate looks like just that: cheap laminate. This, on the other hand, looks like genuine wood planking and gives the whole thing a touch of class. The kitchen itself is similarly classy with broad work surfaces and space (and plumbing) for a washing machine, an integrated dishwasher already fitted and to the rear of the room, a space for a tall double fridge/freezer. Between this and the glazed back door is a further walk-in cupboard to house all the day to day ‘stuff’ that so often clutters up many kitchens.

Moving upstairs onto the landing, immediately in front of us is the bathroom. This, like the kitchen has been completely re-fitted to a very high standard, giving the feel of a new home. A waterproof vinyl wood effect floor is both attractive and practical and the suite comprises a contemporary sink and lavatory unit and an L shaped bath with a mains power shower over. Completing the room is a vertically mounted heated towel rail/radiator to take the shock out of those winter mornings.
Adjacent to here is the rear facing bedroom. This is a good sized room with a large picture window maximising the light and offering far reaching views out across the estuary. To one side of the window is a cupboard housing the new gas combi boiler.

At the front of the home is the main bedroom with a large storage cupboard that once housed the hot water tank; now unnecessary with the fitting of the combi but still a useful space for clothes storage.

Finally there is the smallest bedroom. As is so often the case with homes of this type and vintage the space in here is slightly compromised by the stairwell intruding, but in spite of this, it remains a very comfortable single bedroom and larger than most.

To the rear of the home is the garden. This features a large paved patio area butting onto the back of the house, followed by a lawned area. This whole garden is an enclosed and private space, ideal for children to play in safety or for Mum & Dad to waste away the evening round the BBQ with envious friends who have called in just to be jealous of your NewHome. Further paving surrounds the garage and there is an enclosed area to the back of here, suitable for…. Anything really, you choose.
