Tenure: Freehold

The property extends to about 143.23 acres (58.26 hectares) of river meadows and woodland alongside the River Thames, and is offered for sale as a whole or in two lots.

Description

Once part of Waldorf Astor’s Cliveden Estate “Model Farm” and latterly forming the southern section of White Place Farm, the land extends to about 143.23 acres (58.26 hectares) of river meadows and woodland alongside the River Thames.

The land is predominantly down to permanent pasture, together with woodland, ponds and White Brook which passes through the property. The majority of the land is fenced for livestock and the eastern edge of the land borders the River Thames.

Whilst not formally designated, the property is thought to have been the site of at least two historic battles. References are made to a battle between the Saxons and the Danes, and to a Civil War battle between Royalist Forces and Cromwell’s Army.

The property is offered for sale as a whole or in 2 lots.

LOT 1 – LAND AT WHITE PLACE FARM

Accessed from the north via the driveway to White Place Farm and Model Farm, Lot 1 extends to about 32.27 acres (13.06 hectares).

The land use is split as follows:
• Permanent pasture: 31.89 acres (12.9 hectares)
• Miscellaneous areas including woodland, scrub, tracks and paths:
0.38 acres (0.16 hectares)

The land comprises four level fields of permanent pasture, all of which are fenced for livestock. There is a mains water connected to the land.

LOT 2 – LAND OFF LOWER COOKHAM ROAD

With access off Lower Cookham Road, the property extends to about 111.66 acres (45.2 hectares) and comprises permanent pasture, woodland and a telecom mast.

The land use is split as follows:
• Permanent pasture: 90.09 acres (36.46 hectares)
• Woodland and scrub: 17.86 acres (7.23 hectares)
• Miscellanous areas including tracks, paths, ponds, streams and the telecom mast: 3.71 acres (1.51 hectares)

The three fields of pasture are fenced for livestock.
On the whole, the woodland comprises mainly deciduous species including Willow, Oak, Sycamore and Beech.

Much of the property is low-lying and some areas are prone to flooding during winter months. This brings a host of wintering wildfowl and waders to the property. Combined with various ponds and White Brook, the property provides sporting and conservation opportunities.

There is a telecom mast situated to the north of the field called Duck Pond. This mast site is let on a Landlord and Tenant Act 1954 lease until 4th December 2020 and the current rent passing is £6,625 per annum, There is an RPI rent review outstanding.

At the southern end of the property lies part of the North Maidenhead Bund, a soil bund designed to help alleviate flooding in Maidenhead. This bund is maintained by the Environment Agency.

The southern boundary adjoins the north east edge of Maidenhead.
