THE LOCATION & HISTORY Many will not have been to Seworgan - a lovely unspoilt farming hamlet in Cornish countryside set well away from the main road between Falmouth and Helston towns and 2.5 miles from Constantine village with its active community, school, pub and shops.
On the approach to Seworgan is the discreet entrance to a lane leading, after a third of a mile, to Tregunstis Old Mill and the Farmhouse beyond.
To visit Tregunstis Old Mill is a treat where the delightful tree lined approach builds expectation, drawing one away from the road and neighbours and into the valley. The Mill's private entrance spurs off the lane and leads into the property's one acre gardens and grounds. It is likely that the streamside setting has been the site of living and working since medieval times. A recent visit with Cornish historian and author Stephen Tyrrell revealed some interesting features and suggestions of its likely evolution, where a millpool and two courses of leat would have driven water wheels through centuries in the extraction and production of tin.

THE PROPERTY It is likely that Tregunstis Old Mill originates from the late 1700's. It was bought in the 1960's by the current owners' grandparents who soon after, thoughtfully and sympathetically expanded it to nearly double its original size, the whole lying under a lovely scantle slate roof.
The property is perfectly 'liveable' but does need some restoration and modernisation although some works, such as rewiring to include mains smoke alarms and plumbing including the recent installation of an oil fired 'Worcester' boiler to fuel radiator central heating and hot water, and a refitted bathroom suite, gives a valuable 'head start'.
Tregunstis Old Mill is beautifully situated facing south overlooking and accessing its delightful cottage garden which is wonderfully established and with trout stream meandering alongside.
